3 Data Center REITs That Pay Dividends—and Their AI Growth Potential

Three publicly traded data center REITs with dividend declarations documented in the cited company materials are Equinix (EQIX), Digital Realty (DLR) and Iron Mountain (IRM). Their businesses offer exposure to data-center demand, including AI-related demand, but a dividend declaration is not a guaranteed income stream—and the available evidence does not substantiate a fourth qualifying name.

Which data center REITs have documented dividends?

The dividend figures below are declared quarterly amounts, not yields. Because share prices differ and change, these per-share payments cannot be used alone to rank the companies by income return.

Digital Realty (DLR) A cloud- and carrier-neutral platform serving customers from enterprise colocation to hyperscale. $1.22 per share for Q3 2026, declared August 11, 2026, and payable September 30, 2026. The company describes its platform as serving both enterprise and hyperscale demand.
Iron Mountain (IRM) Data centers alongside information management and asset lifecycle services. $0.864 per share for Q3 2026, declared August 5, 2026, and payable October 2, 2026. Reported Q2 2026 AFFO of $1.44 per share and raised full-year 2026 AFFO-per-share guidance to $5.79–$5.86. AFFO is a company-reported non-GAAP measure.

How AI demand could affect these REITs

AI workloads can increase demand for computing capacity and the facilities that house it. That creates an opportunity for data center operators, but industry demand alone does not show that a particular REIT’s earnings or dividend will rise. Each operator must turn demand into profitable leased capacity while managing the practical constraints of building and running data centers.

  • Digital Realty: Its stated reach from enterprise colocation to hyperscale customers exposes it to a broad range of data-center needs. That breadth does not remove the execution and funding demands of adding capacity.
  • Iron Mountain: Data centers are part of a broader information-management and asset-services business. Investors therefore need to consider the company’s overall business mix, not treat it as a data-center-only operator.

What to compare before investing

A dividend amount by itself does not show whether a REIT is an attractive income investment. Compare the businesses and their ability to fund operations, growth and distributions.

  • Customer mix and offering: Assess exposure to interconnection, enterprise colocation, hyperscale demand, and—at Iron Mountain—non-data-center services.
  • Dividend record and cash flow: Check the latest declarations and examine cash-flow measures using consistent definitions. AFFO is non-GAAP, so understand how the company defines it rather than assuming it is directly comparable across REITs.
  • Debt and funding needs: Data-center development requires capital. Consider leverage, financing costs and the company’s ability to fund projects while servicing debt and maintaining distributions.
  • Development execution: A project contributes only if the operator can secure power, complete construction, lease the capacity profitably and operate it effectively.
  • Operating risks: Power availability, construction costs and customer concentration can affect growth plans and financial performance.

Why this list has three companies, not four

Nareit’s sector roster also lists Blackstone Digital Infrastructure Trust, but the reviewed materials do not establish that it pays a dividend. A sector listing is not evidence of a dividend, so it should not be presented as a fourth dividend-paying example without a verified declaration. The three companies above are the names for which the cited company materials document dividends.

The cited declarations are dated facts, not assurances about future payments. They also do not establish comparable yields: calculating yield requires a share price from the same date for each company, and any indicated annualized yield would still be distinct from realized total return. Tax treatment depends on the investor’s jurisdiction and circumstances.
