Overview

Founded in 2015 by Thijs Aaftink, Houfy combines a marketplace for vacation rentals with tools to create a site tailored to a host’s property. The AI builder can start from a written property description or an Airbnb or VRBO link, then generate pages, copy, photos, and a booking flow that hosts can customize. That can speed up creating a first site, but the generated result still needs to fit the property and its policies.

Houfy sites include a live availability calendar, secure payments, transparent pricing, guest messaging, and reviews. Hosts can accept payments through their own Stripe, Square, or PayPal account, and Houfy says it takes 0% host commission on direct bookings. The product is web-only, and the stated limit is 20 properties.

Key features

Direct booking and property sites

The combination of a site builder and booking flow gives hosts a route to direct reservations rather than just a place to advertise a property. Every Houfy site supports a custom domain, which helps a host present the property under a domain they control. The value depends on bringing guests to that site; Houfy does not remove the work of attracting bookings.

Integrations and payments

Houfy lists 15 integrations across property-management systems and channel managers, pricing and automation tools, host and guest protection, and Google integrations. This breadth may help hosts keep a direct-booking site connected to existing services, though Lite has important Airbnb limits: it does not work with Airbnb smart pricing and does not import Airbnb promotions or discounts.

Bookings through certain PMS integrations add a 5% API connection fee paid by the guest as a separate checkout transaction. It is not deducted from the host payout, but it is still a guest-facing charge that hosts should account for when setting expectations and pricing.

Privacy and support

Houfy says it encrypts connections, limits internal access to personal information, and monitors for unauthorized access. Personal information is stored in AWS’s US West (Oregon) region. Priority support is included with Premium and the PMS-oriented option.

Pricing

Houfy uses a freemium model. Its free plan avoids a subscription, while paid plans are priced per listing, so the recurring cost rises with the number of listings rather than being one flat account price.

Plan	Price	What it includes and the trade-off
Houfy Free	Free	Instant payments, calendar sync, and unlimited photos. A one-time $5.99 host verification fee per account is required to appear in Houfy search. It is the no-subscription option, but does not include the paid listing features.
Houfy Lite	7.99 USD per month (billed $95.88/year (billed annually))	Everything in Free plus Airbnb pricing import and sync. It is suited to hosts who want that pricing connection, but it excludes website-builder tools and does not support Airbnb smart pricing or import Airbnb promotions and discounts. AI listing optimization and AI help center are marked coming soon.
Houfy Premium	11.99 USD per month (billed $143.86/year (billed annually))	Everything in Free and Lite, plus website-builder tools, custom widgets, multiple external domains, free SSL certificates, advanced analytics, and white-label options. This is the plan for hosts who want the site-building package; the per-listing charge matters for multi-property operators.

The free plan is a useful way to use payments and calendar sync without a subscription, but the verification fee applies if a host wants to appear in Houfy search. Lite is not the low-cost way to get the website builder: that is part of Premium. Hosts should also distinguish the 0% host commission on direct bookings from the separate 5% guest-paid fee on bookings through certain PMS integrations.

Platforms

Houfy is available on the web. The listed property limit is 20, so hosts with larger portfolios should confirm whether it fits their operation before choosing it.

Who it's for

Houfy suits vacation-rental hosts who want a branded property site, direct bookings, and the option to receive payment through their own Stripe, Square, or PayPal account. Free is a sensible starting point for hosts prioritizing calendar sync and payments without a subscription; Lite suits those seeking Airbnb pricing sync; Premium is the relevant choice for the builder and its site tools. Hosts reliant on Airbnb smart pricing or discounts, or managing more than 20 properties, should look elsewhere.

Pros and cons

Pros: Direct bookings carry 0% host commission, and payment can go to the host’s own Stripe, Square, or PayPal account.
Pros: AI-generated pages, copy, photos, and booking flow offer a starting point for a property site, with custom domains supported.
Pros: Free includes instant payments, calendar sync, and unlimited photos, without a recurring subscription.
Cons: The free plan requires a one-time $5.99 verification fee to appear in Houfy search.
Cons: Lite cannot use Airbnb smart pricing or import Airbnb promotions and discounts.
Cons: Certain PMS-connected bookings add a separate 5% guest checkout fee, and the product is capped at 20 properties.

Alternatives

For a wider comparison of vacation-rental website options, browse Vacation Rental Website Builders or Property Management Website Builder Software.

Dtravel is worth considering for a free plan that covers up to 25 listings, though its Starter plan has a 5% booking fee and a 9% referred booking fee. Choose Goliday if its free tier’s one property, one language, and allowance of up to 100 additional pages better suit the site you need. Homes and Rooms offers a free owner plan with no subscription charges ever, while the paid Owner plan is 9.00 USD per year.

Hospitable is an alternative for readers comparing vacation-rental hosting software with an Android or iOS app; its Essentials plan includes unlimited active properties. Tokeet is another option, with Android, iOS, and web platforms and an AdvanceCM plan that includes 50+ channel connections, automated messaging, dynamic rates, invoicing, and payments. For a paid platform priced per property with reservations, trust accounting, owner statements, portals, and operational tools, consider Rental Network Software. Hostaway and Avantio are also paid alternatives.

Verdict

Choose Houfy if you want a vacation-rental site with a direct-booking flow, payment to your own processor, and no host commission on direct bookings. Premium is the plan to consider for the site builder, while Free is more limited to payments and calendar sync. Look elsewhere if Airbnb smart pricing is essential, your portfolio exceeds 20 properties, or the guest-paid fee on certain PMS bookings would complicate checkout.
