Overview

Fyxt combines work orders, preventive maintenance, vendor management, bidding, invoicing and job tracking with portfolio records and payment tools. That unified scope is most useful when teams otherwise have to reconcile operational activity across several systems. Unlimited custom fields let an enterprise shape records around its own data model rather than adopt a rigid property template.

Its audience is specifically commercial real estate, not general-purpose task management. Net-lease and mixed portfolios are the clearest fit; smaller organizations seeking only a basic vendor directory or maintenance checklist may find the platform broader than necessary.

Key features

Operations and vendors

Fyxt covers the operational chain from work orders and preventive maintenance through bidding, vendor management, invoices and job tracking. Email, text and Slack automations keep updates moving between teams. Vendors can exchange scheduling, bid and invoice information without signing in, a practical advantage when contractors should not receive another account to manage.

Compliance documents, insurance tracking and assignment workflows add controls for vendor administration. Performance reporting helps turn completed work into portfolio-level oversight, although the published material does not define report types or limits.

Portfolio intelligence and automation

Fyxt Assist answers questions and recommends actions from portfolio data stored in the system, while AI Insights surfaces portfolio observations. The Fyxt Job Agent can manage jobs and take action for a team using commercial-real-estate training and portfolio-specific context. These capabilities are most relevant to organizations with enough consistent portfolio data to make automated recommendations useful; they are less compelling if records are sparse or fragmented elsewhere.

CRM, payments and integrations

CRM Starter includes property, lease, contact, company and payment modules. Rent collection supports partial payments and automatic reconciliation, useful for portfolios with varied payment situations. Fyxt offers custom integrations with financial and reporting systems, and larger accounts may receive complimentary integration services for Yardi, MRI and other ERPs. TLS, firewalls, intrusion detection and configurable security settings are described in its privacy policy, and rent-collection payments are PCI compliant.

Support and mobile access

Fyxt advertises a dedicated account manager, unlimited users and support, secure data migration, personalized onboarding and a 24/7 Help Center. The Fyxt Maintenance app runs on iPhone, iPad and Android with the same credentials as the web service. That gives field teams a mobile route into maintenance work while central staff use the web platform.

Pricing

Plan	Price	What you get
Fyxt CRM Starter	Free	Unlimited users; Properties, Leases, Contacts, Companies and Payments modules. Free access requires 75% or more of tenant payments to be collected through Fyxt by the end of the second month.

The zero-price Starter plan is a sensible entry for teams willing to make Fyxt their tenant-payment channel and needing core CRM records without seat charges. The 75% threshold is the decisive trade-off: organizations that cannot route that share of collections through Fyxt should not treat this as an unconditional free CRM. Enterprise operations pricing is custom, so larger portfolios must obtain a tailored quote; the benefit is room for custom fields, integrations and onboarding rather than a published per-seat ceiling.

Platforms

Fyxt is available on web, Android and iOS. The Maintenance app specifically supports iPhone, iPad and Android and uses web-service credentials, providing continuity between office and field work.

Who it's for

Choose Fyxt if you manage commercial properties, own or invest in net-lease or mixed portfolios, or occupy sites while coordinating vendors and maintenance. It is particularly suitable for teams that value one data set for operations, payments, CRM and portfolio analysis, and for larger organizations prepared to fund custom integrations and implementation.

Look elsewhere if you need a simple vendor-credentialing tool, a one-property operations product, or a free CRM with no payment-routing condition. Fyxt’s feature span and enterprise orientation can exceed the needs of a small operator.

Pros and cons

Pros

Broad commercial-operations coverage: Work orders, maintenance, bidding, vendors, invoices and job tracking share one platform.
Vendor-friendly communication: Contractors can exchange schedules, bids and invoice information without signing in.
Portfolio-aware automation: Fyxt Assist, AI Insights and the Job Agent use stored portfolio context for questions, recommendations and job actions.
Flexible enterprise data: Unlimited custom fields and custom integrations support unusual reporting and financial-system requirements.
Field and support coverage: Mobile maintenance apps, migration help, onboarding, account management and a 24/7 Help Center support rollout.

Cons

Conditional free access: CRM Starter requires at least 75% of tenant payments to be collected through Fyxt by the end of month two.
Custom pricing for enterprise operations: Buyers cannot compare a published rate before contacting Fyxt.
Potentially excessive scope: Small teams seeking only maintenance or vendor records may pay in complexity for capabilities they will not use.

Verdict

Fyxt is a strong choice for commercial real-estate organizations that want operational workflows, vendor communications, portfolio intelligence, CRM and payments in one extensible system. Its main reason to choose it is the combination of CRE-specific automation and enterprise customization; its main reason to look elsewhere is the CRM Starter payment-collection requirement, compounded by custom pricing for the broader platform.
