Overview

Beyond’s pricing engine recalculates listing prices daily using demand, seasonality, regional events and day-of-week patterns. Market data and revenue forecasting round out the offer, while bulk controls let operators apply pricing and stay rules across listings. That combination is useful when managing multiple rentals, but automated price changes begin with a booking-based fee rather than a flat subscription.

Key features

Daily pricing and portfolio controls

Growth and Pro automate rates; Free provides market and listing insights but does not change prices. Across a portfolio, users can set base and minimum prices, minimum stays, overrides, changeover days, time-based adjustments, extra guest fees and gap adjustments in bulk. Those controls suit operators who need consistent rules without editing listings individually.

Search insights and mobile access

Pro uses guest search behavior to inform future rates and surfaces patterns such as guest origin and amenity interest. The mobile app supports reviewing bookings and demand, adjusting prices, and acting on recommendations and push notifications. These tools make Beyond more useful for active operators who need to respond away from a desktop; search-powered pricing is reserved for Pro.

Connections and security

Its partner marketplace includes Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify and OwnerRez. Beyond API comes with Pro, while Growth includes MCP access; additional connectivity packages are paid add-ons. Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems and maintains a vulnerability management program.

Pricing

All paid plan fees are tied to bookings, so the headline monthly amounts are not the full cost picture. The first $5,000 USD in bookings are not charged, existing calendar bookings are never charged, and there are no contracts or setup fees. Fees apply to nightly rates and guest-paid charges such as cleaning and extra-guest fees, but not taxes or security deposits.

Free — free. Market and listing insights, with no price changes. It suits owners who want visibility before committing to automated pricing, but lacks the pricing engine.
Growth — 1.00 USD per month, billed 1% of bookings. Adds the dynamic pricing engine, recommendations, Auto Comp Sets, Custom Demand Sensitivity, Hyperlocal Neighborhood Data and Neyoba MCP Access. This is the entry point for automatic rates and bulk pricing operations.
Pro — 1.25 USD per month, billed 1.25% of bookings. Includes Growth features plus Search Powered Pricing, Custom Comp Sets, Market Insights, Search Insights, Performance Manager and Beyond API. It fits operators who value guest-search signals and API access, but its higher booking fee should be weighed against those additions.
Enterprise — custom pricing. For large portfolios and multi-brand operators, with custom token allocations, dedicated revenue management via Guidance and an Enterprise Data Feed.

A free trial is offered. No trial length, renewal term, or seat and quota limits are given. The pricing model means operators should consider booking volume and the fee base, not just the displayed monthly amount.

Platforms

Beyond supports Android, iOS, web and API. Mobile access covers bookings, demand, price changes, recommendations and push notifications. API access is included with Pro; Growth includes MCP access, and other connectivity packages cost extra.

Who it's for

Beyond fits short-term rental owners and managers who want daily pricing informed by local demand and the ability to manage rules across listings. Growth is the practical starting point for automated rates; Pro makes more sense when search behavior or API access matters. Free works for insight-seeking without automation, while Enterprise targets large or multi-brand operations. It is less compelling for someone seeking fixed-fee pricing, since paid plans charge a percentage of bookings.

Pros and cons

Pro: Daily pricing draws on demand, seasonality, events and weekday patterns, rather than relying only on a static rate.
Pro: Bulk controls cover price, stay, changeover and gap rules, helping managers apply operating policies across portfolios.
Pro: The first $5,000 USD in bookings and existing calendar bookings are excluded from fees, and there are no contracts or setup fees.
Con: Automated pricing is not part of Free, and paid plans charge 1% or 1.25% of bookings, including guest-paid fees such as cleaning.
Con: Search-powered pricing and Beyond API require Pro; additional connectivity packages are paid add-ons.

Verdict

Beyond is a strong fit for short-term rental operators who want daily, demand-led pricing and bulk portfolio controls, with Pro adding search signals and API access. Choose it if those tools justify a fee based on bookings; look elsewhere if you need automated pricing on a flat-fee basis or want the Free plan to change rates.
