A 2,200-Acre Data-Center Site Is Being Marketed in Osceola County—but No Buyer Is Identified

A more than 2,200-acre property off Canoe Creek Road in Osceola County is being advertised for a hyperscale data center. That is about 2.6 times the area of New York’s Central Park, based on the reported acreage. But the listing is not proof of a sale or an approved project: the buyer has not been identified, and the available reporting does not establish that a county application has been filed.

What is being proposed off Canoe Creek Road?

Spectrum News 13 reported on September 29, 2026, that CBRE is marketing more than 2,200 acres off Canoe Creek Road for a “hyperscale data center.” The Central Park comparison is a calculation from the reported acreage and the park’s commonly cited area of about 843 acres—not a figure in the news report.

The distinction between a property listing and a confirmed development matters. The report does not identify a buyer, say that the property has been sold, or establish that a data-center operator has committed to building there. CBRE executive vice president Ben Rojahn told the outlet he was “not able to comment.”

What does the listing say about power and water?

As reported by Spectrum News, the listing says Duke Energy serves the property, that it could be energized by early 2028, and that significant permitted water resources are available. These are marketing statements, not independently verified project specifications in the report. It does not provide engineering records, a final electric-service agreement, expected electricity or water consumption, or the underlying water permits.

Duke Energy told Spectrum News: “We work closely with communities to deliver reliable energy solutions that support their unique goals and align infrastructure with community priorities.” That statement does not confirm a specific data-center customer, the amount of power the site would use, or how electricity costs would be allocated.

The same report quotes Duke Energy as saying customers using 1,000 kilowatt-hours per month should see a 71-cent decrease from a requested rate change taking effect in 2027. That is the utility’s example for a rate change, not an estimate of this site’s effect on household bills.

What are residents worried about?

People quoted in the report described concern about the pace of development and the possible effects of a large facility on farms, open land, wildlife, water reserves and water quality, traffic, and quality of life. Those concerns are not findings from a project-specific impact study.

Angelo Chiarelli, whom Spectrum News identifies as a lifelong Osceola County resident and conservation photographer, said: “I started noticing land slowly disappearing, and it happened so fast.” His account describes broader change he has observed, not a measured impact from this listed site.

Aaron Mick, owner of Mick Farms, connected development and traffic to changes in travel times: “It used to take us 20 minutes to get from Kissimmee to St. Cloud. Now, it can take an hour.” Asked about the possible effect of this data center on his farm, he said: “It could have a positive or negative impact, I don’t know.” The report does not quantify how the proposed use would affect his farm or local traffic.

Has Osceola County approved the project?

The available reporting does not establish that a formal application has been filed, that a hearing has been scheduled, or that the county has approved a data center at the property. Osceola County says its DCIs and DRIs page is a source for records on approved developments and projects under public-hearing review. Depending on the case, records may include meeting notices, plans, staff reports, recommendations, and final development orders or agreements.

To check whether the Canoe Creek Road property has entered formal review, look for a case number or hearing notice on the county portal and contact Planning and Zoning. A listing address alone is not evidence of a county application or decision.

Florida Sen. Carlos Guillermo Smith told Spectrum News that state law leaves local governments authority over whether data centers are built in their areas, saying residents should reach out to their county commissioners. The outlet reported that SB 484 took effect in summer 2026 and preserves local authority over large-scale planning and land-development regulation. For the legal details that apply to a particular application, consult the enacted law and county officials rather than treating a news summary as a site-specific ruling.

Does Florida’s data-center tax law mean this site qualifies?

No conclusion about this property’s eligibility follows from the statewide statute. Florida’s 2026 statute, Section 212.08, describes a sales-tax exemption for qualifying data-center property. Among its thresholds are at least $150 million in cumulative capital investment, a critical IT load of at least 100 megawatts, and at least 1 megawatt dedicated to each individual owner or tenant. The requirements must be met within five years after construction begins. The available reporting does not establish that a project here would meet those conditions or claim the exemption.

What remains unknown

  • Whether the land has been sold or who, if anyone, intends to buy it.
  • Whether an operator has committed to the site or a formal Osceola County application exists.
  • How much electricity and water a facility would require, what wastewater infrastructure it would need, and what arrangements would serve it.
  • What project-specific studies might find about traffic, farms, wildlife, water quality, or other effects.

Until those details are disclosed through a buyer, application, or public review, the acreage and infrastructure claims describe an advertised opportunity—not a fully specified or approved data-center project.
