Why fewer calls can work—but not by removing judgment
An apartment search mixes two different tasks. Some requirements are explicit and machine-readable: a city, a minimum bedroom count, or a maximum rent. Others are contextual: whether a pet policy really fits, how much commute time matters, or which trade-off best matches a renter’s priorities. Database filters can handle the first group; they may not reliably rank listings by the second.
A practical design is filter, then rerank: retrieve listings that satisfy hard constraints, then use a model to compare a bounded set using the renter’s softer preferences and conversation history. This avoids asking a model to inspect every listing, while preserving a role for reasoning where a simple filter is insufficient.
Evidence from another search domain suggests a reason to test this division of labor. The 2026 HotelQuEST benchmark covers 214 hotel-search queries, and its authors report that LLM-based agents achieved higher accuracy than traditional retrievers but at substantially higher cost, in part because of redundant tool calls and routing that did not match query difficulty to model capability. What housing-specific evidence does—and does not—show
A 2026 real-estate reranking paper describes the same basic tension: structured filters can narrow the field, but conversational preferences, trade-offs, and lifestyle requirements can matter when ordering the remaining candidates. The authors report an offline evaluation using 960,000 query-item pairs and a production A/B test with a reranking system. They report a 5.3% increase in click-through rate and a 4.8% increase in scheduled visits for their deployment. Those are system-specific engagement results, not a measured percentage reduction in model calls or proof that another service will achieve the same gains.

A sensible call-reduction design
- Parse hard requirements into fields. Extract location, bedroom count, and maximum rent from the request. Apply those constraints against listing data before sending listing descriptions to a model. Keep the original requirement and listing values so that a result can be audited.
- Separate unknowns from known facts. If pet policy is missing or expressed only in free text, mark it as uncertain rather than treating absence of metadata as a match. Invoke text reasoning only for candidates that passed the hard filters and whose policy needs interpretation.
- Rerank a bounded candidate set. Give the model the renter’s stated preferences and relevant conversation context, together with the filtered listings. Ask it to compare trade-offs, and retain the listing evidence behind each matched attribute so an explanation can be checked.
- Escalate selectively. Try a deterministic or cheaper path for straightforward requests. Use more expensive reasoning when ambiguity or competing preferences make it useful. A model’s own confidence score is not a reliable escalation rule until it has been calibrated against observed outcomes.
For example, in “a two bedroom in Austin under $1,500 that allows dogs,” the bedroom count and stated rent ceiling are natural structured filters. Whether a listing allows dogs may require checking a policy field or interpreting text. The example describes how to divide the work; it says nothing about current Austin rents or available listings.
How to find out whether the savings hurt match quality
Compare the existing system with each proposed optimization using the same saved queries and the same inventory snapshot. Include straightforward requests as well as underspecified or conflicting preferences; a design that works for one may fail on the other. Evaluate the whole trade-off, not just the number of calls.

- Hard-constraint errors: Count false positives that violate a requirement and false negatives that wrongly exclude a qualifying listing.
- Ranking quality and coverage: Use judged relevance measures such as nDCG@K for ordering and Recall@K for whether relevant candidates appear in the results.
- Ambiguous preferences: Check whether the system handles cases such as missing pet-policy metadata or competing priorities, and whether its explanations are supported by listing evidence.
- Efficiency: Record model calls, context tokens, end-to-end latency, and cost per request. A lower call count can still be a poor trade if it increases latency or cuts relevant listings from the candidate set.

Downstream measures such as clicks or scheduled visits can show how people respond, but they do not by themselves prove that renters received objectively better matches. A call-reduction design is useful only if hard requirements remain reliable, relevant listings stay covered, and the final ranking remains acceptable to the product’s users.

What one small apartment experiment can tell you
A secondary mirror of an article with this topic’s title describes an experiment on 500 rental listings from a 2019 dataset and five renter requirements. It reports structured filters for city, bedrooms, and rent; model reasoning for text-dependent pet preferences; and a cheaper-model-first cascade with a stronger fallback. The author says the final configuration returned 101 matches in that sample and cost about 25 times less than the comparison configuration.
That result is a limited, historical example—not a general savings estimate. The author notes that the test measured cost better than nuanced understanding because only one match depended on text.
