Airbnb API: A Complete Guide to Access, Capabilities, Rules, and Integration Choices (2025–2026)

Airbnb does not offer a general, self-serve public API for searching listings. Its API is a controlled integration program for approved host-service companies, such as property-management and channel-management providers. Access requires an Airbnb account, contractual agreements, a security review, and approval for specific data scopes. If you are building software for hosts, start at developer.airbnb.com and treat the current program terms—not an unofficial endpoint or scraper—as the source of truth.

What the Airbnb API is—and what it is not

Airbnb describes its API as an integration surface that facilitates “a variety of Host Services and other functionality on or in connection with use of the Airbnb Platform.” The Airbnb API Terms of Service were last updated on October 15, 2025. The documented programs cover property management, channel management, operations management, connected devices, hospitality providers, the Preferred Software Partner Program, and activity and tour booking management software.

This is a partner API, not a public listing-search API. Airbnb does not document a universal sign-up page that issues an API key to any developer. Scope availability depends on the program, and Airbnb may add, remove, or change scopes. An integration that needs host calendars, reservations, messages, listing content, or operational actions must apply through the relevant program and receive the permissions Airbnb assigns.

  • Good fit: software that provides an approved service to Airbnb hosts or hospitality businesses.
  • Usually not a fit: a travel-search site that wants to copy Airbnb inventory, a price-analysis database, an advertising audience, or a personal project that wants an unrestricted feed.
  • Not allowed as a substitute: scraping Airbnb pages, reverse-engineering private endpoints, or bypassing robots.txt, bot checks, or other access controls.

How to request access

Access is an approval and compliance process rather than a single OAuth button. Plan for the following sequence; the exact forms and scope catalog are maintained in Airbnb’s developer documentation.

  1. Register an organization and maintain an Airbnb Account. Apply as the legal organization that will operate the service, not as an anonymous script.
  2. Describe the host service and requested scopes. Explain which workflows you support and why each read or write permission is necessary. Scope availability varies by program.
  3. Sign Airbnb’s mutual NDA. This is part of the program requirements before receiving protected technical and business information.
  4. Accept the Airbnb API Terms and any Partner Specific Terms. Different programs can impose additional obligations, data uses, or implementation requirements.
  5. Complete Airbnb’s data-security review. Be ready to document identity and access controls, encryption, vulnerability management, incident handling, and data-retention practices.
  6. Implement mandatory features within six months of release. Airbnb can require a feature and set a six-month implementation window. Build a release-monitoring process before launch so a required change does not become an emergency migration.
  7. Obtain approval and credentials through the assigned program. Use only the scopes and interfaces Airbnb documents for your client. Do not assume approval for one program extends to another.

Airbnb can change scope availability at its discretion. Keep a written mapping between each product feature, the Airbnb scope that enables it, and the fallback behavior when that scope is unavailable.

What an approved client can do

Airbnb grants a limited, revocable, non-transferable license for the internal business purposes needed to deliver Host Services, the authorized program purpose, and applicable Partner Specific Terms. Within assigned scopes, the API may allow reading, modifying, writing, or otherwise interacting with certain data types. “The API” therefore means different capabilities for different approved clients; there is no single universal feature list.

Listings and property information Whether your program receives the fields you need and whether write operations are permitted.
Calendars and availability Synchronization behavior, conflict handling, and the exact scope for updates.
Reservations Which reservation states and fields are exposed, and how cancellations or amendments are delivered.
Guest or host messaging Whether sending, receiving, or both are allowed and what retention rules apply.
Operations and connected devices Program-specific eligibility, device authorization, and safety controls.
Activities and tours Whether the activity-booking program covers your product and geography.

Do not design around fields you have seen in an unofficial client or a scraped page. Request the documented scope and data contract for your program, then treat missing fields as a product constraint.

Why scraping is not an Airbnb API strategy

The API Terms prohibit retaining static copies or building databases from API content; deriving demographic, pricing, financial, or other analyses; copying or creating derivative works; redistributing API access or content; exceeding call or volume limits; using undocumented interfaces; reverse engineering; interfering with the platform; and processing payments unless expressly authorized. API data cannot be used for advertising or marketing without Airbnb’s consent.

The same terms prohibit scraping Airbnb pages and bypassing robots and other access controls. A scraper can also expose your company to unstable markup, bot challenges, account suspension, privacy violations, and a migration you cannot support. An approved integration with explicit scopes is the defensible route for production host software.

Security and privacy obligations

Security review is not a one-time checkbox. Minimum controls described by Airbnb include:

  • Multi-factor authentication for relevant accounts and administrative access.
  • Least-privilege access, with separate service identities and narrowly granted scopes.
  • Proactive patching and vulnerability practices aligned with the current OWASP Top 10.
  • Vulnerability scans at least quarterly and recurring security reviews.
  • HTTPS for end-user connections and encryption for protected data.
  • Monitoring and an evidence trail that lets Airbnb assess your client and require improvements.

Use personal data only for permitted purposes and applicable privacy-law obligations. Document where data is stored, who can see it, how long it is retained, and how deletion requests are executed. Airbnb may monitor an API client or make improvements a condition of continued access, so your security program needs an owner and a recurring review calendar.

Rate limits, reliability, and lifecycle management

The Terms do not publish one universal numeric rate limit. Airbnb may set or change call, volume, and rate limits at its discretion. Your implementation should therefore handle throttling without assuming a fixed requests-per-minute value.

  • Queue writes and apply bounded exponential backoff for transient throttling.
  • Make update operations idempotent where the program’s contract permits it.
  • Record request identifiers, scope, response status, and a redacted error body for support escalation.
  • Separate eventual consistency from a failed write in your user interface; show a pending state when confirmation is asynchronous.
  • Alert on rising error rates, delayed synchronizations, expired credentials, and schema changes.

Airbnb regularly updates, adds, removes, or modifies API features and documentation. Clients are responsible for monitoring releases and promptly updating their API clients. Build contract tests against the documented sandbox or test process provided to your program, and review release notes before changing production behavior.

Either party may terminate the relationship. An organization that voluntarily terminates must give at least 60 days’ notice before the desired effective date. API-derived personal data, scopes, and content generally must be deleted within 30 days after termination. Include deletion and credential-revocation procedures in your offboarding runbook.

Officially supported channel managers and property-management software

Airbnb announced its 2025 Preferred Software Partners on April 16, 2025. Only partners that complete a data-security and API-quality review are eligible for that program. The 2025 cohort contains 32 partners; status is not permanent, and scopes and commercial terms can change.

How to evaluate an Airbnb-connected product

Whether you build in-house or select a channel manager, compare the integration on the same evidence rather than on a logo or a feature-count page.

  1. Scopes and write capabilities: obtain the exact Airbnb scopes, fields, and actions included in your plan.
  2. Workflow coverage: check listings, calendars, reservations, messages, housekeeping or operations, and connected devices separately.
  3. Synchronization: ask for documented latency, retry behavior, conflict resolution, outage handling, and reconciliation tools.
  4. Security and audit readiness: review MFA, encryption, vulnerability scanning, access logs, incident response, and deletion support.
  5. Maintenance burden: understand who handles Airbnb feature changes, mandatory six-month updates, and breaking changes.
  6. Support and escalation: identify response targets, technical contacts, and the path for Airbnb-specific incidents.
  7. Program standing: verify whether the vendor is currently Preferred or Preferred+, while remembering that status and scopes can change.

A practical integration plan for developers

1. Define the smallest useful workflow

Start with one host-facing outcome—such as calendar synchronization or reservation import—and map every field and write action it requires. Avoid requesting broad access “for later”; least privilege improves security review and limits the impact of a compromised credential.

2. Design for missing data and delayed confirmation

Model optional fields, partial records, retries, and out-of-order events. Keep Airbnb’s identifiers separate from your internal identifiers, and retain only what your approved purpose requires.

3. Build operational controls before launch

Implement secret rotation, MFA for administrators, encrypted transport and storage, quarterly vulnerability scanning, OWASP-aligned remediation, audit logs, and a deletion job that can remove API-derived personal data within the contractual deadline.

4. Test limits and failure paths

Exercise throttling, expired credentials, malformed data, duplicate events, provider downtime, and revoked scopes. Your UI should tell a host whether an action succeeded, is pending, or needs reauthorization.

5. Monitor Airbnb changes

Assign an owner to developer releases and documentation. Track scope changes, deprecations, mandatory features, and rate-limit notices; release client updates promptly and communicate material behavior changes to customers.
