The reliable way to create listing images in several sizes is to export each original photo through destination-specific presets. Keep the camera originals untouched, identify every MLS or delivery destination, preserve the aspect ratio when you are only resizing, and batch-export a separate folder for each requirement. Do not use a single “universal MLS size”: official systems publish different pixel, file-size, format, and content rules.
What you need before exporting
Gather the full-resolution originals and make a list of every place that will receive them:
- The exact MLS and its current photo specifications.
- Your brokerage or transaction-management system.
- A property website, syndication service, or client delivery folder.
- Any print, social, or email destination that needs a different crop or format.
For each destination, record the maximum and minimum dimensions, file-size cap, accepted formats, aspect-ratio or crop rules, whether uploads are resized automatically, and any rules about digitally altered or virtually staged images. Save a link or PDF of the current policy with the listing project. Requirements can change, and a local MLS rule governs that listing even when another system uses different limits.
Why one MLS image size does not exist
Published requirements vary by system. These examples are not a national standard:

A pixel limit and a file-size limit are separate tests. A 3000 × 2000 image can be under a dimension limit but exceed a megabyte cap, while a heavily compressed image can meet the byte cap and still be too small. Automatic resizing also does not remove content-policy obligations.
Resize versus crop: choose deliberately
Resize without changing composition
Resizing changes the number of pixels while retaining the original aspect ratio. This is the right operation when a platform accepts your shape but requires a smaller maximum width, height, or long edge. A landscape photo may become 3000 × 2000, 1920 × 1280, and 1440 × 960 while showing the same scene.
Crop to a new shape
Cropping removes part of the frame to create a different aspect ratio, such as 16:9 for a banner or 1:1 for a square card. It can cut out windows, furniture, or architectural lines, so inspect every crop. Do not stretch a photo to force it into a box; distortion makes rooms look unnaturally wide or tall.
Allowing a box to constrain both dimensions
When a destination specifies a maximum width and height, use a “fit within” operation. The exported dimensions may be smaller than one or both limits because the original ratio is preserved. Only use a “fill” or fixed-ratio crop when the destination explicitly requires edge-to-edge coverage.

- Duplicate or protect the originals. Keep RAW and full-resolution JPEG files in a read-only or clearly named Originals folder. Work from copies.
- Write a destination matrix. For each service, note maximum width, maximum height or long edge, minimum dimensions, format, quality or byte cap, crop ratio, and alteration rules.
- Create one preset per destination. Name presets unambiguously, for example MLS-Flexmls-3000px-15MB, connectMLS-1920×1080-plus, or Client-Full-Resolution.
- Set the resize mode. Use width-and-height or long-edge constraints when preserving composition. Set an intentional crop ratio only for destinations that require it.
- Choose the format and quality. Use the accepted format listed by the destination. JPEG is common, but do not convert to JPEG when a service specifically accepts or requires another format. Lower quality progressively if a byte cap is exceeded, checking windows, text, and fine detail at 100 percent.
- Batch-export the selected photos. Select the complete set and run the destination preset. Export into a new folder rather than overwriting the originals.
- Validate the files. Check pixel dimensions, file size, extension, orientation, and whether the scene was cropped. Open several files, including the widest room, exterior, and any image with fine detail.
- Upload a small test set. Before sending all photos, upload two or three representative files to the actual platform and confirm its preview, ordering, and automatic processing.
- Archive clearly. Keep folders such as Listing-123/Originals, Flexmls, Website-16×9, and Client-Full. Include the export date and preset name in a text note.
Example: Lightroom Classic export
Adobe Lightroom Classic documents a Resize To Fit control and supports exporting multiple selected photos. In the Export dialog, choose the destination folder, select the required file type and quality, enable Resize To Fit, then choose Width & Height for a bounding box or a long-edge option when the platform specifies one. Width-and-height resizing retains the original aspect ratio. Save those settings as a preset and repeat the export for each destination.
Interface labels can vary by Lightroom Classic version. If your editor uses different names, look for equivalent controls such as maximum dimensions, constrain proportions, batch export, output sharpening, and file-size limit. The principle is the same: one preset, one output folder, untouched source files.

Quality, color, and naming decisions
Quality and compression
Exporting at maximum quality is not automatically best when a service imposes a byte cap. Use the highest setting that stays within the cap, then inspect gradients, foliage, window views, and straight lines for blocking or ringing. Repeatedly recompressing an already compressed JPEG compounds damage, so return to the original for every new export.
Resolution metadata
DPI metadata is not the same as pixel dimensions on a screen. For a web or MLS upload, the pixel count and file size normally determine acceptance. If a platform publishes a DPI ceiling, as Unlock MLS does with 90 DPI, set and verify that metadata in the export dialog.

Color and orientation
Use the color space and orientation behavior documented by the destination. Confirm that vertical images remain vertical after export and that the operating system has not merely rotated them through metadata that the uploader ignores.
File names
Use stable, readable names such as 123-Main-Street-01-flexmls.jpg. Avoid changing names between exports unless the destination requires it; predictable names make it easier to replace one defective file without disturbing the listing order.
Common failures and fixes
“File too large”
Cause: The image exceeds the service’s byte cap even though its dimensions are acceptable. Fix: Export again from the original, reduce pixel dimensions if allowed, then lower JPEG quality in small steps. Verify the resulting byte size before upload.

“Dimensions not supported”
Cause: A minimum, maximum, or dimension combination is violated. Fix: Recheck the destination matrix. Use a fit-within preset for maximums and an intentional crop for a required ratio; never stretch the image.

Images look soft or blocky
Cause: The source was too small, the file was repeatedly recompressed, or quality was reduced too far. Fix: Start from the untouched original, export once, and view the result at 100 percent. Do not enlarge a small source and expect new detail.
The platform crops rooms unexpectedly
Cause: The service applies its own aspect-ratio crop or thumbnail treatment. Fix: Upload a correctly composed version, review the platform preview, and create a destination-specific crop when the service documents a fixed ratio.
Upload succeeds but the photo is missing
Cause: Unsupported format, filename characters, a failed background conversion, or a content-policy rejection. Fix: Try a simple ASCII filename and an accepted format, upload one file as a test, and check the platform’s error or moderation message. Contact the MLS when the technical checks pass.
Virtually staged media is rejected
Cause: The MLS requires disclosure or a before-and-after pair. Fix: Preserve the original, label the enhanced version as required, and follow the specific system’s photographer or content policy. RealMLS, for example, states that enhanced or virtually staged images must display before-and-after images.

Different computers produce different results
Cause: Presets, editor versions, color settings, or automatic sharpening differ. Fix: Export from a shared preset, record the application version and settings, and validate a sample file with an image-information tool before delivery.

Batch exporting is faster and more consistent than resizing files one by one, but the first export still needs review. Generate the largest required set first, then derive smaller sets from the originals rather than from an already reduced output. Keep a manifest with filename, pixel dimensions, byte size, format, destination, and export date. That makes a failed upload reproducible.
Storage costs grow when you retain originals plus several destination sets. Do not delete originals to save space; archive them separately and remove only reproducible exports after delivery rules permit. If a platform resizes automatically, you may still want a local preset so you can inspect quality and meet a strict upload cap before transfer.

When to keep separate exports
- MLS upload: Follow that system’s current pixel, byte, format, and content rules.
- Property website: Create the documented hero or card ratio, often as a deliberate crop.
- Client archive: Deliver full-resolution originals or a high-quality full-resolution JPEG when authorized.
- Print: Ask the printer for pixel dimensions, physical size, color profile, and DPI requirements rather than reusing a web preset.
- Social and email: Use the platform’s current crop and byte limits, keeping text and architectural edges inside the safe area.
Final preflight checklist
- Originals are preserved and exports are in separate, named folders.
- Every destination has a current specification, not an assumed national standard.
- Aspect ratio is preserved unless a crop was explicitly required and reviewed.
- Dimensions, file size, format, orientation, and DPI metadata meet the applicable rule.
- Enhanced or virtually staged images have the required disclosure or before-and-after material.
- A representative upload was tested in the real destination and its preview inspected.
- The export preset and date are recorded so the set can be regenerated consistently.
Frequently Asked Questions
Should I export one large image and let every MLS resize it?
Only when the specific MLS documents that behavior and its limits. A local system may resize automatically, but its byte cap, minimum dimensions, accepted formats, and content rules still apply.
Is 3000 × 2000 pixels the standard real estate photo size?
No. That maximum appears in Flexmls and RealMLS examples, while other systems publish different recommendations, minimums, or automatic optimization rules.
