Overview

Sell.Do is a real estate CRM and sales platform for property businesses that need lead handling, marketing and communications in one system. It suits teams managing enquiries across several channels, but its five-user minimum and custom pricing make it a harder fit for solo agents or small teams seeking a low-cost starting point.

Made by Pune-based Sell.Do, founded in 2011, the product range includes Real Estate CRM, IRIS Launch Platform, Broker App and Jarvis AI. The company says more than 1,500 real estate businesses across 26 cities use its products. Its focus is broader than contact management: the platform combines sales follow-up and property workflows with marketing and launch operations.

Key features

Lead capture and routing: Leads from portals, ads, calls and walk-ins feed into one deduplicated inbox, then can be routed to team members. This is useful for agencies handling enquiries from multiple sources, where duplicate records and missed handoffs can undermine follow-up.
Automated sales activity: Automated follow-up and a visual sales pipeline help teams keep prospect conversations and progress in view. Property matching connects leads to relevant listings, extending the workflow beyond a basic contact database.
Marketing and communications: Email marketing and marketing automation support continued prospect outreach. Communication channels include WhatsApp, telephony, SMS and email; audiences can also sync to Meta and Google. That range can help teams coordinate sales and campaign activity, though businesses should weigh the custom quote against the channels and modules they actually need.
AI and launch operations: Jarvis AI voice agents are described as calling each new lead in under 30 seconds and booking site visits. The IRIS Launch Platform is designed to prevent double bookings at scale, a distinct benefit for property launches where booking conflicts matter.
Administration and security: Sell.Do is ISO/IEC 27001:2022 certified. Enterprise plans can include white-labeling, SSO and a dedicated customer success manager, making the higher-tier offer more relevant to organizations with administration and support requirements.

Pricing

Sell.Do uses custom pricing based on team size, modules, AI usage and communication volumes. Plans require at least five users, so the minimum commitment may rule it out for individual agents and smaller practices even before module costs are considered. Annual-contract discounts are available, and every plan includes a 30-day onboarding programme.

There is no published tier-by-tier price or feature breakdown to compare. The custom plan is therefore best assessed by requesting a quote around the specific modules, usage and seat count the team needs. Sell.Do is a paid product despite a free plan being indicated in its general pricing attributes; no free tier terms are provided to establish what it includes. No free trial or refund policy is stated, so buyers should confirm the commercial terms before committing.

Platforms

Sell.Do supports web, iOS and Android. Its product set includes the Real Estate CRM, IRIS Launch Platform, Broker App and Jarvis AI, giving teams mobile as well as browser access to the broader offering.

Who it's for

Sell.Do is best suited to real estate businesses with at least five users that want lead capture, routing, follow-up, property matching and marketing in one workflow. Teams running launches at scale may also value IRIS's booking-protection focus, while businesses interested in rapid voice outreach can consider the stated AI calling capability. Solo agents, very small brokerages and buyers who need transparent pricing or a clearly defined free tier should look elsewhere.

Pros and cons

Pros

One system spans several sales stages: Lead capture, routing, property matching, pipeline tracking and follow-up cover more than just contact storage.
Broad communication mix: WhatsApp, telephony, SMS, email and ad-audience syncing support outreach across multiple channels.
Real-estate-specific operational tools: IRIS targets double-booking prevention, while the AI voice agents are described as calling new leads quickly and booking site visits.
Onboarding is included: Each plan includes a 30-day programme, which gives teams a defined onboarding period as they adopt the system.

Cons

Five-user minimum: Smaller firms and independent agents cannot start with a single seat.
Custom quotes limit price comparison: Costs depend on team size, modules and usage, so buyers need a quote to judge affordability.
No stated trial or refund policy: Buyers cannot rely on a published trial or refund option when evaluating commitment terms.

Alternatives

LeadPixie is worth considering if a free plan for up to 10 users matters more than Sell.Do's integrated marketing and launch scope; its pricing model is freemium and it supports web, iOS and Android.
Realatic may suit a smaller team wanting a defined free cap: its free plan covers 3 users, 100 leads a month and one project, and it supports web and Android.
Propwise is another freemium option, with a free organisation workspace covering core CRM and lead management; it also offers a free trial and supports web, iOS and Android.
AIRE is an alternative to consider if listing-count-based plans are a better fit; its stated tiers cover 3, 10 or 50 listings, with web access.
eesy may be a fit for a solo agent seeking a defined free entry point: its free plan allows one agent and 50 contacts and includes core CRM and a basic pipeline.
WHISE offers a freemium option for one user and a Starter plan at 59.00 EUR per year, excluding VAT, with unlimited properties; it may suit buyers prioritizing that property allowance and price structure.
Housing Market CRM is worth comparing for its free single-user CRM with unlimited leads and contacts, or its 29.00 USD per month Pro plan for one user.
Verna offers a free forever plan for one user and a Professional plan at 39.00 USD per month, billed annually; it may suit buyers whose priority is a free single-user entry point.

Verdict

Choose Sell.Do if you run a real estate team of at least five and want one platform for multi-channel lead handling, property sales workflows and marketing, with launch and AI tools alongside the CRM. Its breadth and included 30-day onboarding are the main reasons to consider it; custom pricing, the minimum seat count and no stated trial or refund policy are good reasons to seek a quote carefully or choose a smaller, more transparent entry plan elsewhere.
