Overview

Prorize was founded in 2006 and is headquartered in Marietta, Georgia. Its Self Storage Revenue Optimizer (SSRO) combines proprietary model-development software with AI and machine-learning algorithms to identify demand patterns and customer preferences. The system forecasts demand and recommends a price for each unit using promotions, unit type, customer segment, competition, season and broader market conditions.

SSRO is designed specifically for self-storage and continuously learns, reducing the need for frequent manual model updates. Prorize also markets a broader pricing platform to senior living, apartments, hospitality, airlines and distribution, but the self-storage modules and workflows are the clearest reason to choose this product.

Key features

Forecasting and recommendations

Customer segmentation, choice modeling, demand forecasts and business conditions feed recommendations that can be generated instantly or on hourly, daily, weekly, bi-weekly or monthly schedules. The published daily update frequency is a practical fit for operators that want regular changes without reacting to every short-term fluctuation. Occupancy and revenue forecasting, market data and dynamic pricing are all part of the platform's stated capabilities.

Store and customer modules

Separate modules cover mature or stabilized stores, lease-up and new stores, and increases for existing customers. That range matters: a portfolio can address initial occupancy, ongoing optimization and renewal-rate decisions within the same pricing approach, rather than forcing a new tool for each stage.

Controls, integrations and reporting

Operators can set parameters to approve price changes automatically or require manual overrides. This is a meaningful safeguard for teams that want algorithmic recommendations but retain commercial judgment. SSRO reports on customer, store, product and rental data and tracks forecast, revenue and other KPIs.

Prorize lists connections to Sitelink, StorEdge, Self Storage Manager, Space Manager, Storeganise, Storman, Yardi Breeze, Yardi Centershift, DoorSwap, QlikView, Hummingbird, Store-It and QuikStor. An announced Monument integration exchanges pricing and operational data automatically. The breadth is useful for established operators, though the right fit depends on the property systems in use.

Implementation and support

Prorize usually works with at least one year of historical data and includes data cleansing and organization in the initial engagement. That can improve the starting model, but it also makes SSRO less suitable for a brand-new operation with little history. Customers receive a dedicated manager or contact, regular status meetings, quarterly executive meetings and a support portal with ticket resolution.

Pricing

Plan	Price	What it includes
Prorize AI Pricing Platform	Custom pricing	Customer-specific data and business conditions, plus self-storage modules for mature stores, lease-up stores and existing-customer rate increases

Prorize does not publish a subscription amount, seat allowance, usage quota or renewal term. It offers a free 45-minute pricing assessment, but that is not presented as a free software plan or trial. The custom engagement is best for operators prepared to discuss portfolio data and business rules; buyers seeking a transparent, self-serve entry price will need to look elsewhere.

Platforms

SSRO is offered on the web. The listed integrations make it relevant to operators already working in supported self-storage data-management systems.

Who it's for

Choose Prorize when self-storage is your core business, unit-level pricing decisions affect revenue materially, and you can provide at least a year of historical data. Its store-stage modules, controls and KPI reporting also suit teams that need governance around automated changes. It is a weaker match for a small new facility without usable history, or for a buyer that needs published pricing and a low-commitment trial before involving sales and implementation.

Pros and cons

Pros

Self-storage specialization: SSRO models unit, customer and store conditions instead of treating storage like a generic rental category.
Flexible automation: configurable approvals and overrides let operators choose how much authority to delegate.
Broad operational coverage: mature-store, lease-up and existing-customer modules cover distinct revenue decisions.
Managed onboarding and support: data preparation, a dedicated contact and recurring executive reviews provide structure for larger implementations.

Cons

Opaque cost: custom pricing makes budgeting and direct comparison difficult.
Historical-data hurdle: the usual one-year data requirement can delay or exclude deployment for newer stores.
Web-only access: no mobile platform is stated for teams that expect native on-site use.
No stated certification: the product pages do not state a security certification or compliance standard.

Alternatives

Verdict

Prorize is a strong choice for established self-storage operators that want specialized unit-level forecasting, configurable automation and ongoing implementation support. Its main reason to choose it is the combination of self-storage-specific modules and operational controls. Look elsewhere if you need upfront pricing, a software free trial, mobile access or a solution that can start without substantial historical data.
