Overview

Owners can create a property website from a short brief, then change photos, prices and text by clicking them on the page. Guests can request a stay through WhatsApp or a booking form; properties that enable card payments use their own payment provider. PeakRooms says it does not handle card details or add a markup to processing.

PeakRooms charges 0% booking commission on every plan. That keeps the software’s booking fee predictable, though payment processing still depends on the property’s provider. Owners can block dates in a calendar, and the booking form reflects those unavailable dates. There is no channel-manager sync, so this is not a way to keep inventory aligned across booking channels.

Key features

Direct booking and requests: Guests can pay by card through the property’s provider or send a request through WhatsApp or a form. Starter supports only the request routes; instant card and local payments are part of Pro.
Website editing: The brief-based setup and on-page editing give owners control over core property content without requiring a custom-designed site. The separate Custom Setup option can handle design and initial entry of rooms, rates, photos and policies.
Availability calendar: Blocking dates prevents the booking form from offering them, which helps manage direct inquiries. It does not replace channel synchronization.
Guest-facing details: Sites can display guest ratings, review text and property replies. Owners can also offer paid extras such as breakfast, transfers and late checkout, and create promo codes.
Promotion and payments: PeakRooms describes sharing the site through Google Business Profile, Instagram and WhatsApp. Card payments go through the owner’s own provider, and PeakRooms says it never sees card details.

Pricing

Starter is free forever at 0.00 USD per free. It covers one property and up to 10 rooms, with WhatsApp and form-based booking requests, an inbox, an availability calendar and a PeakRooms badge; no card is required. That is a practical starting point for a small property comfortable handling requests, but it does not include the instant payments or unlimited rooms of Pro.

Pro costs 19.00 USD per month, or $180 billed yearly ($15/month on yearly billing), with a stated $48 saving. It removes the room cap and adds instant card and local payments through the property’s provider, seasonal rates, deposits, cancellation policies and a custom domain. The 30-day free trial makes it the clearest fit for an owner who wants direct payments and room to grow beyond Starter’s limit.

Growth costs 39.00 USD per month, or $360 billed yearly ($30/month on yearly billing), with a stated $108 saving. It includes everything in Pro plus team members and roles, a housekeeping board, performance reports and priority support. Those additions suit properties with staff and operational needs; a solo operator may have little reason to pay for them.

Custom Setup is 199.00 USD per once, billed as a $199 one-time payment. It includes custom website design, entry of rooms, rates, photos and policies, and registration and connection of a .com domain with the first year included; payments and WhatsApp are connected. It pairs with Pro or Growth, so it is a setup charge rather than a standalone booking plan. PeakRooms says customers can cancel anytime, keep a free Starter site and take their data with them.

Platforms

PeakRooms is web-based. Its pricing page lists iCal import from Airbnb, Booking.com and Vrbo as a roadmap item; it is not a current channel-sync capability.

Who it's for

Independent hotels, villas, homestays, guesthouses and serviced apartments can use PeakRooms to present a direct-booking site and handle inquiries without paying booking commission to PeakRooms. Starter is most suitable for properties with no more than 10 rooms that can manage requests manually. Pro fits owners who need instant payments or more rooms, while Growth is aimed at teams that would use roles, housekeeping and performance reports.

It is a weaker fit for a business that relies on keeping availability synchronized across booking channels. The calendar handles dates within PeakRooms, but channel-manager sync is absent.

Pros and cons

Pro: 0% booking commission on every plan and no payment-processing markup protect against fees charged by PeakRooms itself.
Pro: The free plan includes a request inbox and availability calendar, giving small properties a usable direct-request setup without a card requirement.
Pro: Pro combines unlimited rooms with instant payments, seasonal rates, deposits and cancellation policies at 19.00 USD per month.
Con: Starter stops at 10 rooms and supports requests rather than instant card payments, which can make it insufficient for larger or payment-focused properties.
Con: No channel-manager sync means owners must not expect PeakRooms to coordinate availability with other booking channels.
Con: Card processing uses the property’s own provider, so payment setup and processing remain outside PeakRooms.

Alternatives

Hotel Website Builders is a useful place to compare options if a direct-booking site is the main requirement.

Choose Tribii instead if a free plan for up to 20 rooms and one team member matters more than PeakRooms’ no-commission positioning; its free tier includes 50 marketing emails per month, and additional rooms cost €5 a month. Tribii is available on Android, iOS and web, but has no free trial.

Get Booked Official may suit a property prioritizing iCal sync: its free Starter covers up to five rooms, a free subdomain and sync for two channels, but charges 15% commission per booking.

Sirvoy Website Builder is another web-based option with a free plan for one room and up to five extras.

Consider D-EDGE CRM, Profitroom, GuestCentric HyperCommerce or Net Affinity if you want to compare paid alternatives.

Amenitiz Website Builder is a paid alternative with plans that include a booking engine with online payments, channel manager and property management system.

Verdict

PeakRooms is a sensible choice for an independent property that wants a commission-free direct-booking website and can manage availability and requests itself. Pro is the strongest fit when the 10-room Starter cap or request-only flow becomes restrictive. Look elsewhere if synchronized channel inventory is essential.
