Overview

Applicants select from shared viewing slots, with availability syncing to a calendar in real time. Reminders, post-viewing feedback and outcome tracking carry the process beyond scheduling, giving teams a record of whether applicants attended, applied or declined. This focused scope suits teams looking to reduce no-shows and speed follow-up, rather than buyers seeking a broad property-management system.

Teams can assign viewings to staff or external agents and log applicant communications. Property-level rates for bookings, attendance and applications, plus pipeline activity across properties, give managers a way to compare progress. The value of those reports depends on plan allowances: Basic provides five standard reports a month, while Pro provides more than 100.

Key features

Booking and reminders

Shared slot selection and real-time availability sync with Google and Outlook calendars can reduce the coordination involved in arranging appointments. Automated reminders are described for 24 hours and two hours before a viewing, with confirmations by email and SMS. That combination is useful for teams trying to prevent missed appointments without relying solely on manual follow-up.

Feedback, outcomes and coordination

Structured post-viewing feedback and statuses for attended, no-show, applied and declined make outcomes easier to track consistently. Assigning viewings to team members or external agents, alongside a logged applicant communication timeline, helps keep responsibility and follow-up visible across a team.

Reporting and security

Property-level booked, attended and applied rates can help teams identify where prospects are progressing, while cross-property pipeline activity gives a broader view. Latch says viewing data is encrypted at rest and in transit, with role-based access, consent-aware communication history and an audit trail. These controls are relevant for teams handling applicant communications and shared access.

Pricing

Latch offers a free Basic plan, paid plans from £20 per month, and a 30-day trial. Basic is billed free forever and includes three leases, 20 documents, five standard reports per month and one user; it does not include advanced AI agent Matt. That is a sensible starting point for a solo landlord with a small portfolio, but the one-user cap and low lease and report allowances leave little room for a growing team.

Pro costs £20 per month and includes eight leases, 1,000 documents, up to two users and more than 100 standard reports per month. Extra leases cost £1 each. It suits small teams that need more reporting and document capacity than Basic, but two seats may constrain shared coverage.

Enterprise costs £40 per month and includes 50 leases, unlimited documents and reports, and up to five users; extra leases cost £1 each. It is the clearer fit for a larger portfolio or team, though the five-user limit may still be restrictive. Advanced AI agent Matt is included on Pro and Enterprise. Bank reconciliation is marked as coming soon on those plans.

Commercial has custom pricing, custom lease allocation, up to 50 users and multi-entity portfolios. It is aimed at larger or more complex operations that need broader team access; bank reconciliation is also marked as coming soon. Basic, Pro and Enterprise give up capacity at progressively higher levels, while Commercial shifts to a client-specific arrangement.

Platforms

Latch is available on the web. Its App Store and Google Play offerings are marked as coming soon, so teams that need mobile apps now should choose another option. The Help Center says support is available 24/7.

Who it's for

Latch is a good match for landlords and letting teams that want applicants to book viewings themselves, reminders to go out automatically, and outcomes visible by property. Basic can work for a solo operator within its three-lease and one-user limits; Pro or Enterprise is more appropriate when reporting, document volume or team capacity grows. Look elsewhere if mobile access is essential or the seat and lease caps do not match your operation.

Pros and cons

Pros: Booking, reminders, feedback and outcome tracking connect the appointment with its follow-up, rather than leaving teams to manage each step separately.
Pros: Google and Outlook availability sync and email and SMS confirmations support a practical scheduling workflow.
Pros: Property-level rates and cross-property pipeline reporting give teams ways to monitor viewing progress.
Cons: Basic is limited to one user, three leases and five standard reports a month, which can quickly constrain even a small operation.
Cons: Pro and Enterprise cap users at two and five respectively, and extra leases cost £1 each.
Cons: Mobile apps are not yet available, and bank reconciliation is still coming soon on Pro, Enterprise and Commercial.

Alternatives

Rental Property Showing Software is the broader category to browse if you want to compare viewing tools. Consider SmartRent Smart Access instead if you want a paid option across Android, iOS and web with project-specific quoted pricing. Tour24 is another paid option for multifamily owners and operators, with custom deployment and demo-based pricing.

EliseAI AI-Guided Tours is a paid web alternative. Pynwheel Tour is paid and supports web and Android; Walk In IQ is paid and supports web, iOS and Android. Delet is another paid web option.

Frontdesk Self-Guided Tours may suit teams seeking a trial-backed option across web, iOS, Android and API, with its Business-in-a-Box plan at 99.00 USD per month and stated monthly usage allowances. iApartments Self-Guided Tours is a paid option for web, iOS and Android without a free plan.

Verdict

Choose Latch if you are a landlord or letting team that wants one web workflow for booking, reminders, viewing outcomes and property-level reporting. Its clearest advantage is keeping those steps connected; its main reason to look elsewhere is the combination of limited seats on paid tiers and no mobile apps yet.
