Overview

ScribeWare is inspection-report software for inspectors who want to shape reports around their own process. It suits solo operators and teams that need offline fieldwork alongside report writing and business administration. Its breadth is a strength, though inspectors who only need occasional reports may prefer a simpler per-report commitment.

Reports are interactive HTML pages with unlimited full-sized images and videos. Inspectors can customize report structure, fields, styles, materials, branding and comment libraries, and support French and Spanish reports. That flexibility can accommodate different workflows and specialties, but it also makes ScribeWare a more expansive choice than a basic report writer. For a broader category comparison, see Home Inspection Software.

Key features

Writing tools include voice-to-text, keyword search, connected fields, required-item review and Gunnysacks for grouping findings. These features support structured report creation, while the ability to customize chapters, sections and comment libraries gives inspectors room to build their own approach. ScribeWare also supports commercial, wind mitigation, EEE balcony, sewer scope and RV reports.

The mobile app works offline and syncs with other devices when connected. Multiple inspectors can work on the same report with automatic synchronization, making the team plan relevant for shared assignments rather than only separate individual work. Reports are saved to the user's hard drive and the cloud, with continual backups.

Native integrations include ISN, NxtInspekt and iGo Keystone; Google Calendar and Google Spreadsheets are also supported, along with more than 5,000 applications through Zapier. Scheduling and back-office tools include online booking, service upsells, a client portal, reminder messages, card payments and a team calendar. This combination is useful for inspectors consolidating reporting and client workflow, but may be more than a reporting-only operation needs.

ScribeWare says it keeps client data private and does not sell it or contact clients with offers. Its privacy policy describes reasonable precautions and industry best practices; card details are SSL-encrypted and typically not stored on its servers. Support includes software help, one-on-one introductory meetings, monthly Zoom meetups, ongoing education and an in-app help button that contacts support and sends trace logs.

Pricing

The first three reports are free, with no credit card or contract required. That gives new users a practical way to begin, but it is a limited allowance rather than a continuing free plan.

ScribeWare a la Carte: 12.00 USD per once, billed at $12/report, with no monthly fee. It includes Scriber meetups and events. This fits occasional inspectors who want to avoid a subscription; regular report volume can make per-report billing less attractive.
Unlimited Plan: 89.00 USD per month, billed annually as a lump sum of $1068, or $99/month if paid monthly. It includes unlimited reports, the first three reports free, and Scriber meetups and events. Additional users cost $69/month each. This is the straightforward fit for a solo inspector with steady volume; the annual option requires paying the full year up front.
ScribeWare Unlimited Additional Inspectors: 69.00 USD per month per additional inspector, with unlimited reports, automatic synchronization between inspectors and free admin accounts for administrators upon request. This is for teams adding inspectors to an unlimited account, not a standalone substitute for the main plan.
One-on-one onboarding help: 100.00 USD per once, billed at $100/hr. Personalized help covers learning the software, building templates and training a team; start with one hour and buy more as needed. It is optional support, not a report-writing subscription.

Platforms

ScribeWare supports Android, iOS, macOS, Windows and an API. The mobile app's offline mode is particularly useful for fieldwork in places without reliable internet access.

Who it's for

ScribeWare is best suited to inspectors who care about report presentation, need customizable templates or specialty reports, and want field and office workflows in one product. Its team synchronization makes it a stronger fit for multi-inspector businesses than for a solo user who never shares reports. Inspectors with low or irregular volume can start with the three free reports and consider per-report billing; those producing consistently should compare that cost with unlimited billing.

Pros and cons

Pro: Interactive HTML reports support unlimited full-sized images and videos, giving inspectors room for visual documentation without a stated report-media cap.
Pro: Offline mobile work and automatic synchronization support field inspections and shared reports across devices.
Pro: Customization, specialty report support and French and Spanish output offer flexibility across inspection workflows.
Pro: Scheduling, client portal, payment collection and integrations extend the product beyond report writing.
Con: The free allowance ends after three reports, so continued use requires per-report or subscription billing.
Con: The annual unlimited option requires a $1068 lump-sum payment; monthly billing costs $99/month.
Con: Additional inspectors add $69/month each, which teams should include in their total cost.

Alternatives

SpecMind is worth considering for inspectors who want a continuing no-cost entry point: its free plan has no time limit and includes five published reports, branded PDF export and a client portal. Its platforms are iOS and web, rather than ScribeWare's broader listed platform range.

Inspector Toolbelt is another freemium option with a free plan and trial, and supports Android, iOS and web. Choose it for a comparison with that platform mix and its published Inspection software plan at 79.00 USD per month.

Zekko Inspection may suit an Apple-focused inspector comparing paid options: it supports iOS and macOS, with Full Access at 85.00 USD per month or 849.00 USD per year.

Eneris offers a freemium option with a free plan and trial across Android, iOS and web. Its Standard plan is 48.00 USD per year, billed per person per month annually, while its Enterprise plan is 40.00 USD per month and requires contacting sales.

QuickInspect is a paid option with a trial and broad platform support across Android, iOS, macOS, web and Windows. Its Pay Per Report plan costs 9.99 USD per once, so it may appeal to inspectors comparing low-commitment report billing.

Home Inspector Pro is a paid alternative with a trial across Android, iOS, macOS, web and Windows; its plan is 89.00 USD per month, with annual discounts available.

HomeGauge is another paid alternative with a trial and support for Android, iOS, macOS, web and Windows. Its offer starts at $0 and becomes $89/month after 30 days, with a 30-day trial for new customers.

Horizon Inspection Software charges 79.00 USD per month or 799.00 USD per year, with a subscription required for each inspector; admin and customer service accounts are free.

Verdict

ScribeWare is a strong choice for inspectors who need customizable, media-rich reports, offline mobile work and synchronized team workflows, especially if scheduling and client-facing tools also matter. The three free reports lower the barrier to trying it, while ongoing costs depend on report volume, billing term and team size. Look elsewhere if you need a permanent free tier, only occasional reports at a lower per-report price, or a narrower report-writing tool without the broader business layer.
