Overview

The service brings the renter journey into one connected flow. Applicants use a unit-specific link to provide identity checks, income verification, and a deposit payment, while leasing teams work from a live approval queue. Filters for status, building, and owner make it practical for portfolios where many communities or representatives share an intake process.

DashQ positions the product for property management companies, landlords and owners, brokers, agents, and prospective renters. Its records can synchronize signed leases and lease or guest-card data with a property-management system, including lease data sent back to the applicant’s PMS. A documented deposit flow shows Paysafe, a bank, and Yardi, with approved deposits routed to the appropriate accounts and represented in Yardi records.

Key features

Applications and approvals

Online applications combine identity, income, and deposit steps instead of making applicants repeat information across systems. Staff see applications in real time and can sort them by operational dimensions, which is useful for centralized leasing teams managing several properties.

Screening and verification

Screening can cover identity, credit, income, assets, and background checks. Automatic reports, per-building configuration, and qualification rules for different income scenarios let operators apply community-specific policies rather than one portfolio-wide rule. DashQ says it integrates with verification providers, but the Leasing Center plan page does not name them, so organizations with required vendors should confirm compatibility during a demo.

Deposits and leases

Applicants can make deposits in the application flow, with digital card holds, automatic release when an application is declined or cancelled, charge-code mapping, community-level merchant accounts, and audit trails. Lease documents can be generated from templates, populated with lead data, created automatically after approval, and signed in the portal. That sequence reduces handoffs between approval and execution, while the PMS synchronization helps keep the resulting lease record aligned with property operations.

Reporting and security

Portfolio reports show approval timing by representative and community, conversion patterns, loss reasons, and leases that stall or drop off. These measures help managers identify where applicants are being lost, not merely how many applications arrived. DashQ’s terms state that data in transit and at rest is encrypted with industry-standard algorithms and that its cybersecurity framework follows recognized security standards and practices.

Pricing

Leasing Center

Pricing is custom: schedule a demo to discuss the portfolio. Screening is billed by consumption, with charges tied to the community and application. That model can fit operators whose screening volume varies, but it makes per-lease forecasting dependent on application mix and community setup. The plan includes applicant workflows, online applications, lease preparation, and e-signatures; mobile access is supported on both major mobile platforms.

Platforms

DashQ Leasing Center runs on the web and has Android and iOS access. Mobile availability is relevant to agents and applicants who need to review or complete steps away from a desktop.

Who it's for

This is best for multifamily operators that need configurable screening, controlled deposits, electronic lease signing, and PMS synchronization across communities. It is less compelling for a small owner seeking a transparent, self-serve price or a standalone screening tool without lease and accounting workflow requirements.

Pros and cons

Pros: One applicant flow covers applications, verification, deposits, approval, and signing.
Pros: Building-level rules, filters, and portfolio reporting support multi-community operations.
Pros: Deposit holds, releases, mapping, and audit trails address financial-control needs.
Pros: Lease and guest-card synchronization can reduce duplicate PMS entry.
Cons: Pricing requires a demo, and screening costs vary with consumption.
Cons: Verification providers are not named on the plan page, so vendor fit needs confirmation.

Alternatives

Browse Property Leasing Software for a broader category comparison. Choose LOFT if a resident-facing free plan matters; its free resident access requires the property manager’s community to be registered. EliseAI LeasingAI, RealPage Leasing, and VTS Activate Multifamily are paid, multi-platform alternatives. Consider Entrata when an Android, iOS, web, and API property-management platform is the priority. Knock CRM is another paid option with API, iOS, and web access. Anyone Home is a paid web platform sold through a demo. Betterbot publishes Greystar-preferred plans at $184/month plus a $150 setup fee for its Hybrid Solution and $189/month for its Agentic Suite; choose it when that resident-communication focus and published pricing fit better.

Verdict

Choose DashQ Leasing Center if you run multifamily leasing across communities and want screening, deposit controls, e-signature, reporting, and PMS synchronization in one workflow. Look elsewhere if transparent pricing, named verification integrations, or a lightweight landlord-oriented product is more important than end-to-end operational control.
