Overview

The platform gives lease and real estate teams shared control over the lease lifecycle, from critical dates and renewals through accounting and payments. Its implementation services can include lease-data migration, ERP integration, process consulting, and policy and data configuration. That breadth is useful when an organization is standardizing processes across locations, but it also implies a substantial deployment rather than a lightweight self-serve tool.

Security and governance are designed for controlled enterprise use. CoStar lists role-based access, single sign-on, security profiles, audit trails, and change logs. It says its application and infrastructure undergo regular scanning, penetration and vulnerability testing, plus SSAE 18 SOC 1 and SOC 2 audits four times each year. On-demand support and training, monthly customer webinars, and a knowledge base provide ongoing assistance.

Key features

Lease accounting and administration

CoStar automates lease classification, measurement, and reporting for ASC 842, IFRS 16, and FRS 102. Automated remeasurements, journal entries, disclosure and roll-forward reporting, amendment tracking, rent payments, and critical-date alerts target the recurring work that otherwise spreads across spreadsheets and accounting systems. Renewal projects and notifications help teams act before contractual deadlines, making the platform a practical fit for portfolios where missed dates carry financial or operational risk.

Transaction management

Transaction tools provide workflow templates, configurable approvals, milestone tracking, deal comparisons, and project kick-offs triggered by lease critical dates. These controls suit multi-party transactions that need a repeatable approval path and a visible project timeline. They are more relevant to organizations coordinating many concurrent deals than to owners handling occasional transactions.

Market data and integrations

Market and submarket information covering more than 6 million properties adds context for portfolio decisions and property research. Managed integrations named for SAP, Oracle, Workday, and NetSuite can connect lease outputs with major ERP and workforce systems, reducing the case for disconnected accounting processes. The usefulness of these connections depends on the systems and implementation scope an organization selects.

Pricing

Pricing is custom and based on active leases, transactions, or owned or leased real estate locations, depending on the module. The Lease plan has unlimited updates, five projects, and email support. It fits teams focused on core lease work, but the project cap and email-only assistance limit it for broader transaction programs.

Projects adds analytics, a dashboard, and an upgrade discount while retaining unlimited updates, five projects, and email support. It suits teams that need portfolio reporting alongside lease workflows, although five projects remains a constraint. Overhead Locations raises the allowance to unlimited projects and adds phone support, analytics, a dashboard, and an upgrade discount, making it better for location-heavy operations.

Get a Quote is the enterprise tier: unlimited users, future upgrades, system integrations, SSO and add-ons, enterprise security, live video support, analytics, and a dashboard. It is the clearest fit for global deployments requiring integrations and stronger service, but every tier requires a sales conversation because no public amount is provided.

Platforms

CoStar Real Estate Manager runs on the web. Organizations wanting a listed desktop, mobile, or self-hosted deployment should consider a different platform.

Who it's for

This is best for large-scale and global accounting or real estate teams managing complex portfolios, especially where ASC 842, IFRS 16, or FRS 102 reporting must connect with transaction controls and ERP data. Smaller operators, single-property users, and teams seeking a simple low-cost lease tracker are less likely to benefit from its implementation scope and module-based pricing.

Pros and cons

Pros

Broad compliance coverage: supports classification, measurement, and reporting across three major lease-accounting standards.
Connected lease and deal workflows: approvals, milestones, renewals, alerts, and accounting activity can be coordinated in one portfolio context.
Enterprise controls: SSO, role-based access, audit trails, change logs, named ERP integrations, and frequent SOC audits support governed deployments.
Substantial market context: data on more than 6 million properties can inform portfolio and property decisions.

Cons

Custom pricing only: buyers cannot compare a public subscription amount before contacting sales.
Plan limits vary sharply: the lower tiers allow five projects and email support, while phone, live video, unlimited projects, and integrations sit in higher tiers.
Web-only access: teams requiring a native mobile, desktop, or self-hosted option need another product.

Alternatives

For a broader category comparison, see Lease Management Software, Lease Administration Software, Lease Accounting Software, and Property Management Software.

Basking is worth considering when you want a web option with a free first job and a published annual per-square-metre starter price.
EMS Academic Scheduling is for organizations needing scheduling software across web, mobile, desktop, API, or self-hosted platforms rather than lease accounting.
Hubler suits buyers seeking a custom enterprise proposal after a demo.
LeaseGOTO is an alternative when property accounting, marketing and leasing, work orders, inspections, and unit turns are central requirements.
MRI Property Management X fits teams wanting a property-management product delivered through web, Windows, and API access.
Spacebase is another portfolio-sized, feature-scoped custom-pricing option requiring a demo.
LeaseCore is preferable if a paid web product with a free trial is the priority.
LOIS suits organizations wanting a subscription scoped by portfolio and services with no per-user fee.

Verdict

Choose CoStar Real Estate Manager for a complex, large-scale portfolio that needs compliant lease accounting, transaction governance, market data, and enterprise integrations in one web platform. Look elsewhere if transparent pricing, a smaller-project workflow, or non-web access matters more than its broad controls and portfolio context.
