Overview

Founded in 2008 and based in Kissimmee, Florida, CiiRUS serves managers, owners, agents, vendors, and guests. Its scope reaches from quoting and reservations through property operations, accounting, reporting, and channel connections. That breadth can consolidate several management tasks, but the flat per-property fee structure means costs rise with the portfolio rather than staying fixed per account.

Key features

Reservation and quoting tools sit alongside housekeeping, maintenance, and work-order management. For professional managers, keeping booking activity and property tasks within one product can support coordination across a portfolio; teams needing only a booking tool may find this broader operational focus unnecessary.

CiiRUS connects with channel partners and travel companies, and XML/API connections extend to external websites and services. Integration categories include listing services, travel insurance, email automation, rewards programs, and guest communications. These options suit managers distributing across multiple services, though the category range does not establish compatibility with any particular provider.

Accounting is available through CiiRUS’s own standalone system, a real-time QuickBooks connector, or a hybrid mode. QuickBooks connector users need the 32-bit Windows edition, an important constraint for businesses standardizing on 64-bit Windows. Reports can be default or custom and exported as PDF, XLS, or CSV. Staff data-access administration and an audit trail of staff changes and updates provide useful oversight when several people work in the system.

CiiRUS One works in a browser on computers and internet-enabled mobile devices, and dedicated iPhone and Android apps are available. The apps offer optional passkey sign-in using device biometrics. Direct booking sites, automated messaging, dynamic pricing, cleaning management, and payment processing are also included in the product’s capabilities.

Pricing

CiiRUS is paid software, with custom pricing available on request. The CiiRUS One starting price is 299.99 USD per month, billed starting at $ 299.99 per month. Fees are flat per property, with no setup costs or long-term contracts. This structure gives professional managers a clear entry point without a long commitment, but the per-property charge can make the total cost material as a portfolio grows.

A 10-day no-obligation free trial gives teams a brief window to assess fit before subscribing. Subscription plans include technical support, live support during business hours, after-hours emergency support, and one-to-one training at sign-up. A 1% gateway fee on guest-collected amounts logged in the system, with a $10 minimum, applies only to the narrow group of users on that model; most users are not on it.

Platforms

CiiRUS supports web, Windows, Android, and iOS. The browser version is described as mobile-friendly, while the Windows edition is downloadable in 64-bit and 32-bit versions. The QuickBooks connector requirement makes the 32-bit version the practical choice for users who rely on that integration.

Who it's for

CiiRUS is a strong fit for professional vacation rental managers who need reservations, property tasks, channel connections, accounting, and reporting under one roof, particularly when staff oversight matters. It is less compelling for a small owner who needs only a simple booking workflow or wants to avoid a substantial monthly starting cost.

Pros and cons

Broad operational coverage: reservations, quoting, housekeeping, maintenance, and work orders address connected needs across a managed portfolio.
Flexible accounting and reporting: standalone, QuickBooks, and hybrid accounting choices pair with custom reports and PDF, XLS, or CSV exports.
Access across devices: browser, Windows, iPhone, and Android options give teams several ways to work, with biometric passkeys optional in the mobile apps.
Portfolio costs can add up: the 299.99 USD per month starting price and flat per-property fees may not suit owners with limited needs or budgets.
QuickBooks imposes a Windows constraint: connector users require the 32-bit edition.

Alternatives

Uplisting is worth considering for managers who prefer a freemium model; its Pay As You Go plan is priced at no cost and charges booking commission, with the rate varying by property count. Homes and Rooms offers a free owner plan and a 9.00 USD per year Owner plan, making it an option for owners comparing subscription costs. Channels Connect has a free plan with no subscription or listing fee, but paid bookings through connected channels incur a commission that varies by channel and property type.

Jurny Channel Manager is another alternative. VRBookings offers revenue-share or flat-fee pricing based on business size or the number of accommodation facilities managed. Bookerville provides paid monthly plans by property or unit count. DiBooq offers paid subscriptions with monthly, annual, or two-year terms. Hostify offers paid monthly plans that vary by rental count.

Verdict

Choose CiiRUS if you manage vacation rentals professionally and want reservations, property operations, accounting, reporting, and channel connections in one system, backed by multiple access options and staff oversight. Look elsewhere if the monthly starting price and per-property fees outweigh the value of that broad operational scope, or if your QuickBooks workflow cannot use 32-bit Windows.
