Overview

Channels Connect is a vacation-rental channel manager for operators coordinating listings across booking sites. It is most useful to managers who already have a property management system and want to expand distribution without a monthly subscription. Its booking commission, however, means costs rise with paid reservations rather than staying fixed.

Key features

A central dashboard distributes listings to Airbnb, Vrbo, Booking.com, Expedia, Google, and more than 90 other channels. Managers can update photos, descriptions, and property details centrally and reuse them across connected listings, reducing the need to make the same changes channel by channel.

Two-way calendar synchronization blocks booked dates across connected channels and sends updates back to the manager’s workflow. Rate synchronization and pricing rules for season, demand, booking window, and last-minute discounts give managers control over rates across their distribution setup. iCal import and export also supports channels using that standard.

A performance view identifies which channels drive bookings, helping managers see where distribution is producing results. Integrations include Hostfully, Guesty, OwnerRez, and Hospitable; a PMS can also connect through the API. The product is deliberately narrower than a PMS: operators needing guest messaging, cleaning schedules, or accounting should retain a PMS and connect it.

It says data is encrypted in transit and at rest, internal access is role-restricted, and Supabase authentication is used for credential storage. Its privacy policy says personal information is not sold and property or guest data is not used to build advertising profiles. For EU and UK transfers to the United States, its Data Processing Agreement relies on Standard Contractual Clauses; the company does not claim third-party security certifications it has not obtained.

Pricing

Free

The single plan is free, with no subscription or listing fee, no minimum, and no monthly floor. All property managers receive the same access. A small commission applies to paid bookings through connected channels; it varies by channel and property type, with 3% given as an example. That structure avoids a fixed monthly bill, but managers should account for commissions as booking volume grows.

Listing, rate, and reservation synchronization are included. There are no tiered feature levels or seat and quota caps stated for this plan. The trade-off is cost variability rather than a fixed subscription: the commission rate depends on channel and property type.

Platforms

Channels Connect is available on the web and through an API, making it suited to managers working in a browser or connecting an existing PMS. It does not have a listed mobile app platform.

Who it's for

Choose it if you manage vacation rentals, want broad channel distribution and centralized listing and calendar control, and already rely on a PMS for day-to-day property operations. Its no-subscription, no-listing-fee model may suit managers who prefer booking-linked costs. Look elsewhere if you need guest communications, cleaning workflows, or accounting in the same product.

Pros and cons

Pros: Distribution spans Airbnb, Vrbo, Booking.com, Expedia, Google, and 90+ channels, with centralized listing management to reduce duplicated updates.
Pros: Two-way calendar sync, rate sync, and dynamic pricing rules bring key channel controls into one workflow.
Pros: No subscription or listing fee, with the same access for all property managers and no monthly floor.
Cons: Commissions on paid bookings vary by channel and property type, so the cost is less predictable than a fixed monthly fee.
Cons: It is not a full PMS; managers needing messaging, cleaning schedules, or accounting must keep another system.

Alternatives

Compare vacation rental channel manager software if you want to assess more tools in this category. Uplisting is worth considering for managers who prefer a freemium model with a free trial and a Pay As You Go plan charging a 3% commission for 1–4 properties or 1.5% for 5–10 properties; it has Android, iOS, web, and API platforms.

Jurny Channel Manager offers a free plan and an optional Smart Device Hub add-on at 4.00 USD per month, with a lower monthly unit rate on annual billing. DiBooq is a paid alternative with a free trial and a Basic plan priced at 1812102.00 EUR per month for one property, on monthly, annual, or two-year terms.

Hostify is a paid alternative with monthly per-rental pricing that falls across its published rental bands. CiiRUS is another paid, web-based option. VacayOps offers a free trial and an Operations Only plan for service companies at 15.00 USD per month, billed monthly based on active properties.

Your.Rentals has a self-managed plan at 7.50 USD per month, deducted 24 hours after check-in, with VAT added where applicable and no monthly subscription or per-property fee. BookingPal is an API and web option with a RevPAL plan at 3.00 USD per month plus 1.5% on delivered bookings; it requires an existing PMS and has no setup fee.

Verdict

Channels Connect is a strong fit for vacation-rental managers who already have a PMS and want centralized distribution, calendar coordination, and listing control without a subscription or listing fee. Its breadth of channel coverage and synchronization tools make the case; booking commissions and the need to keep a separate PMS are the reasons to choose another approach.
