Overview

BrokerageBox is built around brokerage operations, from opening a deal to closing it, alongside commission administration and payments. That combination can reduce the need to handle core office workflows in separate tools. The free tier includes much of this operating platform, but the CRM is a paid add-on and the higher-tier AI features are marked as coming soon.

Key features

Transactions and commissions

Teams can manage transactions through closing, upload and review documents, and use e-signatures, document templates, and compliance checklists. Commission tools cover compensation plans, agent caps, transaction documents, monthly billing, and direct deposits. Together, these address both deal paperwork and the financial work around agent transactions.

Payments and cash flow

Brokerages can track revenue and expenses, create custom sales reports, and analyze agent data. Payment tools include recurring fees and dues, card charges, direct deposits, and commission disbursement authorizations for title companies. BrokerageBox says a bank account can be linked through Payload, its payment-processing integration partner, for paying agents directly.

Office tools and communication

Offices can brand a virtual dashboard with their colors, manage agent contact details and office documents, and communicate through announcements, direct messages, and group messages. An online store for office products and a shareable preferred-vendor list extend the platform beyond transaction administration.

Engage CRM

Engage CRM adds contact management from lead generation through deal closure, email contact syncing, universal tagging, and static email drip campaigns with AI-assisted content creation. The CRM plan caps synced email contacts at 10,000 per agent. The announced Turbo plan adds dynamic personalized campaigns, AI market insights, and advanced deal analytics, but is marked coming soon.

Pricing

BrokerageBox uses a freemium model, with paid plans priced per agent per month. The free plan is unusually substantial for an office starting out: it includes transaction and commission management, the branded dashboard, cash-flow tools, billing and payments, the store, and communications. It gives up the CRM contact syncing and campaign tools, so brokerages needing organized lead follow-up will need a paid plan.

Free Virtual Platform: Free. Includes transaction management, commission management, a custom virtual dashboard, cash-flow management, billing and payments, an online real estate store, and the communication platform. Best for offices prioritizing core brokerage operations over CRM campaigns.
Engage CRM: 39.99 USD per month, billed per Agent per Month. Includes the Free Virtual Platform plus syncing up to 10,000 email contacts, static email drip campaigns with AI content creation, and universal tagging. This is the practical step up for teams that need contact management and campaign tools, though the per-agent charge makes costs rise with the number of agents.
Engage CRM Turbo: 49.99 USD per month, billed per Agent per Month. Marked coming soon; it includes the Free Virtual Platform and Engage CRM, plus dynamic personalized campaigns with Boxy AI, AI market insights, and advanced deal analytics. It is not a current choice for buyers who need those capabilities now.

A free trial is available. The published plan terms do not state a trial length or paid-plan renewal terms.

Platforms

BrokerageBox is available on the web. That suits offices working through a browser, but it is a narrower platform choice than alternatives with mobile apps.

Who it's for

Independent real estate brokerages and agents building their own brokerage businesses are the natural fit, particularly when they want transaction handling, commissions, billing, and office communications in one system. The free plan also suits small or cost-conscious offices that can manage leads elsewhere. Brokerages that need a mobile app or want advanced personalized campaigns immediately should consider other options.

Pros and cons

Pros

Broad free operating toolkit: transaction and commission management, billing, payments, cash flow, communications, and a custom dashboard are included at no cost.
Operations connect to agent payments: direct deposits, recurring fees, card charges, and title-company disbursement authorizations cover several common brokerage payment workflows.
CRM has a defined entry point: the 39.99 USD per agent per month plan includes contact syncing up to 10,000 and AI-assisted static campaigns.

Cons

Paid CRM scales by agent: the per-agent monthly price can become a significant office cost as the roster grows.
CRM contact syncing is capped: Engage CRM allows up to 10,000 email contacts per agent.
Turbo is not ready: its dynamic campaigns, AI market insights, and advanced deal analytics are marked coming soon.
Web-only access: the platform has no mobile platform among its stated options.

Alternatives

Real Estate Transaction Management Software is a broader category to explore when comparing transaction tools.

AFrame is worth considering for teams that want a free plan with a branded client portal, milestone reminders, and reporting, plus Android and iOS access.
dotloop may suit an individual agent who can stay within its free allowance of 10 transactions, or wants unlimited transactions on its 34.99 USD per month Premium plan.
Brokermint is an option for brokerages prioritizing accounting, agent onboarding, multiple office locations, or API access; its Professional plan has custom pricing.
Jointly may fit agents who want a Starter plan with seven free deals before 9.00 USD per month, or a Pro plan at 49.00 USD per month.
Paperless Pipeline is an alternative for offices needing unlimited users and storage, with a plan at 69.00 USD per month for up to five new transactions monthly.
Backhouse is worth comparing if a paid web platform with AI task allowances is the priority; its plan is 79.00 USD per month per seat.
DocuSign eSignature is an alternative for buyers focused on sending, signing, and managing agreements.
RealSmart Broker is another paid, web-based alternative.

Verdict

BrokerageBox is a strong fit for independent brokerages that want a free foundation for transactions, commissions, payments, cash flow, and office communications. Its main advantage is the breadth of operations in the no-cost plan; its main trade-off is that CRM costs 39.99 USD per agent per month, while Turbo's additional AI features are not yet available. Choose it for consolidated brokerage operations; look elsewhere if mobile access or advanced CRM campaigns are essential now.
