Overview

Brikone is a property management platform for U.S. residential managers who want rent collection, maintenance coordination, and accounting in one service. Its broad workflow coverage is appealing, but the 20-unit ceiling across paid plans makes it a poor fit for larger portfolios.

It supports single-family homes, multifamily buildings, condos, townhouses, and apartment complexes. Brikone’s timeline places the original idea in 2024, development in early 2025, and early access in late 2025.

Managers comparing Property Management Software, Property Accounting Software, or Property Management Accounting Software may find Brikone a useful fit when they want those functions together.

Key features

Rent and maintenance workflows

Tenants can pay by ACH, credit card, or debit card, use autopay, and submit maintenance requests with photos. Managers get real-time payment tracking, automatic late fees, and tools to prioritize requests, assign vendors, and send status updates. This connects routine collection and repair follow-up, though the platform’s payment processing relies on Stripe Connect: funds go to the manager’s connected bank account, and Brikone says it does not hold them.

Accounting and automation

Double-entry general ledger accounting, owner financial statements, and financial reports give managers a stronger financial foundation than a rent ledger alone. Accounts payable and receivable, bank reconciliation, and portfolio reporting are also capabilities. Trust accounting and three-way reconciliation are limited to Professional and Enterprise, so managers who require those controls must skip the lower paid tier.

HandyBrik handles maintenance triage and contractor dispatch, while LeaseBrik responds to leads, coordinates showings, screens applicants, and prepares leases. Users approve each step, which keeps automation subject to review rather than letting it act unchecked.

Security and integrations

Brikone says it uses role-based access, audit logging, and encryption. It stores executed leases, management agreements, evidence files, and bank statements in AWS S3 with signed-URL access control; Cloudflare provides DDoS protection and SSL termination. Live integrations include Stripe Connect, Resend, AWS S3, Calendly, Cloudflare, and Claude AI. QuickBooks Online is a roadmap item, not a live integration, which may matter to managers who depend on that accounting connection.

Pricing

The free Landlord plan costs 0.00 USD per free, lasts forever, and covers up to 3 units with no credit card required. It is a low-risk starting point for an owner with a very small portfolio, but its three-unit cap leaves little room to grow.

Starter costs 49.00 USD per month, with annual billing saving 15%. It includes up to 20 units, a 14-day free trial, and up to 3 staff users, making it the entry paid option for a small team. Professional costs 99.00 USD per month, also with 15% savings on annual billing, and raises the staff allowance to 10 while retaining the 20-unit limit; it adds trust accounting and three-way reconciliation, along with priority email and chat support. Enterprise costs 199.00 USD per month, with the same annual saving, up to 20 units, unlimited staff, custom onboarding, and phone, email, and chat support. It suits teams that need more seats and onboarding help, but not those seeking a higher unit ceiling.

Starter, Professional, and Enterprise each advertise a 14-day trial. Adding units is blocked once a plan limit is reached until the customer upgrades. Canceled-account data is retained for 90 days before permanent deletion.

Platforms

Brikone is available on the web, Android, and iOS, and it offers an API. The published deployment is web, so mobile availability and API access should not be mistaken for a separate native deployment option.

Who it's for

Brikone is best suited to U.S. residential property managers who handle no more than 20 units and want payments, maintenance, and core accounting under one roof. Starter fits a small staff, while Professional is the more relevant choice when trust accounting and three-way reconciliation are essential. Managers with more than 20 units should look elsewhere because upgrading does not raise that stated limit.

Pros and cons

Pros: Rent collection, maintenance workflows, owner statements, and double-entry accounting sit in one platform, reducing the need to split those tasks across separate tools.
Pros: The free plan covers up to 3 units, and paid tiers include a 14-day trial, giving small managers a way to start before committing to a paid subscription.
Pros: Professional and Enterprise include trust accounting and three-way reconciliation for managers who need those accounting controls.
Cons: Every plan tops out at 20 units, and adding units is blocked at the limit, which rules out growing portfolios beyond that scale.
Cons: Trust accounting and three-way reconciliation are withheld from Starter, so the lowest paid plan may not satisfy managers with those needs.
Cons: QuickBooks Online remains a roadmap item, limiting its immediate appeal to managers who rely on that integration.

Alternatives

For landlords managing 1–10 properties who want a free tier with rent tracking, tenant records, lease reminders, maintenance requests, expense tracking, and an owner dashboard, consider Hutstack Property. Landlord Studio is another freemium option with Android, iOS, and web access; its free Go plan covers 3 units, one user, and 10 documents. Managers seeking a paid web, API, and Windows product with demo-based pricing can consider MRI Property Management X. MRI Palace is a paid web alternative.

Rent Manager is a paid option whose Basic plan includes accounting, reporting, work orders, marketing and leasing tools, online applications, and unlimited eSignatures. Entrata is another paid option with Android and iOS support. Managers who need a published 30-unit monthly lease plan may consider PROMAS The Professional Landlord, priced at 60.00 USD per month. Propman is a paid web alternative.

Verdict

Brikone is a sensible choice for a small U.S. residential management operation that wants rent, repairs, and accounting coordinated in one platform, especially if Professional’s reconciliation features matter. Choose it for workflow breadth and a free starting tier; look elsewhere if your portfolio exceeds 20 units or QuickBooks Online integration is a must.
