Overview

Locus combines population, foot-traffic patterns, nearby competition, demand indicators, accessibility and available commercial premises on a map. Reports bring local context, trade-offs and supporting evidence together, helping teams compare candidate sites rather than rely on a single AI assessment.

Pulse follows neighbourhood reviews, competitor movement, reputation and market rank. Ask Locus can navigate the map, change catchments, inspect evidence, find premises and help move options into comparisons, shortlists or projects. That combination can carry a team from initial research into follow-up, although the tools vary by plan.

Demographic coverage is deepest in the UK and US. In other markets, Locus may use global population and age estimates from WorldPop alongside supported regional sources, making it a less consistent fit for teams that need equally detailed comparisons across many countries. Its recommendations are decision support, not a valuation, planning opinion or guarantee of business performance.

Key features

Location research: Population, footfall, competition, demand and access signals provide several angles on a site. This is useful for narrowing options, but an AI score should inform—not settle—the decision.
Reports and comparisons: Reports explain local context and trade-offs. Research adds comparisons, shortlists and projects on higher plans, which suits teams handling multiple candidate sites.
Pulse monitoring: Reviews, competitor movement, reputation and market rank offer a continuing read of neighbourhood changes. Monitor is the plan that packages Pulse with alerts and weekly digests.
Ask Locus: The assistant can change catchments, find premises and help organize candidates, reducing friction between exploration and comparison.
Drive time, territories and demographics: Locus supports drive-time analysis and territory planning, alongside demographic data—useful for evaluating reach and coverage, especially in its strongest markets.

Pricing

Locus has a free map tier, a one-time report and monthly subscriptions. The research-run quotas make the paid plans easier to judge by workload; teams doing frequent analysis should weigh those caps before choosing.

Free map access — 0.00 USD per free: Browse the map and use measuring tools; a free account adds population, density and gender snapshots. It is a sensible starting point, but not a substitute for full location research.
One-time location report — 15.00 USD per once: Covers one location with full location data, an AI score and analysis. It suits a single-site decision without a recurring subscription.
Explore — 49.00 USD per month: Includes 5 research runs per month, direct competitors, footfall, demand and accessibility signals, an AI recommendation and PDF export. It is the entry subscription for regular site research, but the quota limits broader screening.
Monitor — 79.00 USD per month: Includes up to 3 monitored businesses, 3 research runs per month, a Pulse neighbourhood brief, Ask Locus, weekly digest emails and alerts. It fits operators prioritizing ongoing local changes over a high volume of new research.
Research — 99.00 USD per month: Includes 10 research runs per month, white-label reports, comparisons of up to 5 locations, projects, shortlists, a network map, heatmaps, travel time, catchments and competitor sentiment. This is the stronger fit for advisers or expansion teams weighing several sites and preparing client-facing work.
Grow — 199.00 USD per month: Includes 20 research runs per month, the Locus AI Agent (Beta), commercial properties inventory (Beta), Underserved Areas and priority support. It is aimed at heavier research needs, with two prominent capabilities still in beta.

Platforms

Locus is available on the web. Its map-based approach suits desk research and planning; teams needing a native mobile app should look elsewhere.

Who it's for

Commercial real estate advisers can use reports and comparisons to assess candidate sites. Franchise and multi-site retail teams can combine location research with territory planning and ongoing Pulse monitoring. Business owners and marketing teams can use the map and one-time report to examine a location without committing to a monthly plan. Locus is a weaker fit when a decision requires equally deep demographic coverage in every market or a guaranteed commercial outcome.

Pros and cons

Pro: Research, reports and monitoring sit in one workflow, from comparing candidate locations to tracking neighbourhood change.
Pro: Free map access and a 15.00 USD one-time report offer ways to begin without a monthly subscription.
Pro: Higher plans include practical tools for multi-location work, including catchments, comparisons, projects and white-label reports.
Con: Demographic depth is strongest in the UK and US; estimates and regional sources elsewhere may make cross-market comparisons less even.
Con: Monthly research quotas range from 3 to 20 runs, so frequent screening requires a higher tier.
Con: Recommendations are decision support rather than valuations or planning opinions, and are no guarantee of performance.

Verdict

Locus is a strong choice for advisers and multi-site teams that need to compare locations, explain trade-offs and keep watch on neighbourhood changes in one web workflow. Its central limitation is uneven demographic depth beyond the UK and US, so teams making international decisions should judge coverage market by market and treat its recommendations as one input, not a guarantee.
