You can use a website screenshot in a real estate listing sheet only when you have permission to reproduce the listing’s photos, text, graphics, and data. A publicly viewable Zillow or MLS page is not automatically free to copy. For a buyer handout, confirm your MLS access and local rules, preserve broker attribution, verify volatile details against the current authorized record, and treat the screenshot as a dated visual aid—not the authoritative listing.
Can you screenshot a Zillow or MLS listing for a flyer?
Sometimes, but the answer depends on who owns or controls the material, your MLS permissions, the intended audience, and local rules. A screenshot can combine several separately protected elements: photographs, creative descriptions, floor plans, graphics, and factual listing data. Permission to view a web page does not by itself grant permission to reproduce its contents in a flyer or distribute them elsewhere.
Zillow’s terms restrict reproducing or publicly displaying listing images and information through another service unless explicitly permitted. Zillow also says MLSs hold copyright in their databases. Zillow’s terms therefore matter when the screenshot comes from Zillow, while your MLS’s rules and licenses matter when content originates from an MLS. NAR says a listing broker should own or have authority to license listing content before submitting it to an MLS. NAR’s MLS policy describes that ownership responsibility.
NAR policy does allow an MLS participant or affiliated licensee to reproduce and distribute a reasonable number of single copies of listing data from the MLS compilation to prospective purchasers who may be interested in the properties. It also permits participants to use, display, distribute, or reproduce listing sheets or other compilations relating exclusively to properties currently listed for sale with that participant. Those permissions are bounded by MLS access, local rules, ownership rights, and the audience. A limited buyer handout is not the same use as reposting a screenshot on an unrelated public website. Read the policy at NAR’s MLS policy and confirm the applicable local MLS terms.

What content may need permission?
NAR identifies photographs, virtual tours, artistic renderings, floor plans, list price, architectural drawings, and creative listing descriptions as potentially copyright-protected. A short factual phrase such as “Four bedroom, two bath, single family home” is not copyrightable in the example NAR gives, but a distinctive marketing description may be. That distinction does not override MLS rules or other rights that may apply to the compilation or image.
What should a listing-sheet screenshot show?
Make the source and the age of the information clear. Include the property address, the source-page URL, the capture date, and visible broker attribution. Keep enough of the original page in frame to retain attribution where practical. If your layout crops it out, place attribution directly beside the relevant photo and facts rather than leaving the reader to guess who represents the listing.

For IDX display, attribution placement can be specific. CRMLS’s IDX standard requires attribution adjacent to price, bed and bath counts, square footage, or a photo, in readable size and with clear identification of the listing broker, office, or agent. Check the standard that applies to your MLS and output format; one MLS’s IDX requirements are not a universal rule for every jurisdiction. See the CRMLS IDX standard.
- Identify the listing broker, office, or agent as required by your applicable rules.
- Keep source-page context and attribution legible in the exported PDF and printed copy.
- Label the capture date and source so a reader can distinguish a dated image from current listing data.
- Do not use Zillow’s logo, trade dress, or website content in a way that implies endorsement or exceeds express written approval. Zillow’s terms address these restrictions: Zillow terms.
How to make a listing sheet from a website screenshot
- Confirm rights and access. Open the authorized listing or MLS page and check whether you are allowed to use its photos, text, data, and other material for this specific handout and audience. If rights are unclear, obtain permission from the listing broker or relevant rights holder before reproducing the content.
- Capture provenance. Record the property address, page URL, capture date, listing status, and required attribution. Keep the capture associated with the source record so you can distinguish it from later versions.
- Capture only what you need. Use a browser screenshot or capture tool to include the relevant listing details while preserving broker attribution and enough context to identify the source. Avoid cropping away the attribution or making the image look like an official Zillow-produced flyer.
- Recheck volatile facts. Immediately before export, verify price, status, availability, beds, baths, square footage, and contact information against the authorized current MLS record. The screenshot is static and can become stale as soon as the source changes.
- Build the sheet in a layout tool. Place the screenshot in a one- or two-page design. Add only branding you are permitted to use, plus a source note and capture date. A suitable disclaimer is: “Information shown from source page captured on [date]; verify current MLS details.”
- Export and inspect. Export a print-ready PDF. Review it at actual size for readable text, intact attribution, clear source notes, and any clipped details. Check that the screenshot remains representative and has not been edited to mislead.
- Print and distribute within the permission. Use only the quantity and audience allowed for your purpose. NAR policy expressly contemplates a reasonable number of single copies for prospective purchasers in the relevant circumstances; it does not establish blanket permission for unlimited public distribution.
How to keep the sheet accurate and non-misleading
A screenshot records one moment, not a live property record. Price, listing status, availability, and contact information are volatile. Make the authorized MLS record the source of truth for those fields and verify them just before producing the PDF. If the screenshot and the current record differ, do not silently present the old screenshot as current: refresh the capture or clearly distinguish the dated image from the current verified details.

Do not materially alter listing imagery to add features, conceal defects, or create a false impression. Zillow says its listing-photo standards require accurate representation and notes that some jurisdictions and MLS rules require disclosure when images are materially altered; some may require the original image alongside an altered version. Requirements vary, so check the governing MLS and jurisdiction before using altered imagery. See Zillow’s listing-photo guidance.
For Zillow 3D Home floor plans and tours, use the applicable separate license rather than assuming the ordinary screenshot rules cover them. Zillow’s guidelines permit verified tours and floor plans for marketing the corresponding home while its current listing is live and for professional real-estate or photography marketing, but prohibit modifications and building or design uses. What changes when printing or sharing the sheet?
Printing does not erase the rights or accuracy issues that apply to the digital source. Before handing out copies, confirm that the intended quantity and recipient fit your MLS permissions and the relevant policy. NAR’s policy specifically describes a reasonable number of single copies for prospective purchasers who may be interested; local MLS rules may define or limit the practical use. For public posting, broader circulation, or a separate marketing channel, obtain permission rather than inferring it from the ability to print a page.
Use color when it is important to reproduce the listing imagery clearly, and inspect the physical result for legibility. Small source notes and attribution that look readable on a monitor can become difficult to read on paper. A printer or design template helps with production, but neither provides rights to the content.

Common problems and fixes
- The page capture omits a photo or section. Check whether the content loads only after scrolling or waiting, then recapture the needed area and inspect the output. Do not assume a partial capture is a complete listing record.
- The screenshot looks current but the listing has changed. Compare the material fields with the authorized MLS record just before export. Refresh the capture or label the image with its capture date and present current verified facts separately.
- Attribution disappears in the crop or PDF. Widen the capture or add clear attribution beside the related material as allowed by your rules. Reopen the exported PDF and inspect it at print size.
- You cannot confirm whether reuse is permitted. Do not distribute the screenshot until you confirm permission with the listing broker, rights holder, or MLS. Public visibility of the page is not proof of a reuse license.
- A floor plan or tour has separate terms. Check the relevant product license. Zillow’s 3D Home terms, for example, include restrictions on modifications and uses beyond marketing the corresponding live listing.
- The printed text or disclaimer is unreadable. Adjust the sheet layout or increase the text size, then export and inspect a new PDF before printing the run.
