Do not scrape Trulia’s consumer site. Trulia is covered by Zillow Group terms that prohibit automated queries intended to obtain information, including screen or database scraping, spiders, robots, crawlers and CAPTCHA bypass. The compliant approach is to obtain an approved Zillow API integration, an authorized MLS or broker feed, or a licensed real-estate data service, then follow that source’s display, storage and redistribution rules.

This guide explains how to choose and implement the right route, what the published terms establish, and how to avoid building a pipeline that violates its data license.

What “scraping Trulia with an API” actually means

An API is not a loophole around a website’s terms. A legitimate integration is one where the data owner has authorized your application, your intended site or product, and the operations you plan to perform. An HTML scraper, headless browser, proxy pool or private endpoint does not become compliant merely because code retrieves JSON instead of rendering a page.

Zillow’s published Terms of Use prohibit automated queries conducted to obtain information from its services. The prohibited-use language specifically includes screen and database scraping, spiders, robots, crawlers and bypassing CAPTCHA or similar precautions. Because Trulia is a Zillow Group service, treat that restriction as applying to automated extraction from Trulia.

Choose the authorized route before writing code

Start by documenting what you need. A consumer property search, an internal market study, a broker’s own listing distribution, and a commercial data product can require different permissions.

Approved Zillow API access

The Zillow Group Data & APIs Terms describe the Zillow API as a service for preapproved licensees to retrieve certain residential-real-estate and mortgage data. Approval is not automatic: you may use only the API components and sites approved for your account.

The terms also impose limits involving bulk availability, copying and retention, mobile-app presentation and redistribution. For the Property Details API, the terms include an anti-bulk-download/scraping obligation and a contractual limit of 20 individual properties displayed to a user at one time. Verify the current product documentation and agreement for your account; the published terms do not establish universal endpoint coverage, pricing, rate limits or eligibility.

MLS, broker or agent feed

Trulia says it receives listing information from brokers, agents, Multiple Listing Services and website vendors throughout the United States. If you represent a brokerage or own the inventory, ask the relevant MLS or its authorized technology vendor about syndication, IDX/VOW rules, attribution, update frequency and permitted storage.

A legacy document called the Trulia Feed Development Guidelines describes XML feed concepts. It is more than a decade old in search indexing, so use it only as historical context and obtain current schema, onboarding and endpoint details from the rights holder before implementing anything.

Licensed data vendor

A licensed real-estate data provider may package MLS or broker data under a separate agreement. Compare its geographic coverage, listing types, freshness, attribution requirements, retention period, commercial rights and redistribution rules with your actual product requirements. A vendor’s technical API access does not automatically grant the right to republish every field.

Rights checklist: permission is separate from connectivity

Before requesting credentials, obtain written answers to these questions for the exact source and deployment:

  • May the data be shown publicly, or only to authenticated users?
  • May you store a copy, cache responses, or retain historical versions? For how long?
  • Can you combine the feed with your own data or third-party sources?
  • Are commercial use, advertising, lead generation or resale allowed?
  • What attribution, copyright, MLS disclaimers and links must appear?
  • Are photos, contact details, sold records or geolocation fields subject to extra limits?
  • What are the refresh, deletion and correction obligations when a listing changes?
  • Which users, domains, mobile apps and environments are approved?

Trulia’s MLS disclaimers illustrate why attribution and personal-use language matter: terms can vary by MLS and feed. Read the agreement governing your source rather than assuming that a Zillow, Trulia, MLS and vendor license are interchangeable.

A compliant implementation workflow

  1. Define the product. Write down geography, property types, fields, audience, display count, retention, refresh cadence and whether the use is commercial.
  2. Identify the rights holder. For your own listings, start with the broker or MLS. For broader residential data, investigate an approved Zillow API application or a licensed vendor.
  3. Apply and obtain written approval. Keep the approved API components, domains, users and use case with your project records. Do not begin with reverse-engineered browser calls.
  4. Model the license in code. Enforce field-level filtering, display limits, attribution, deletion dates and cache TTLs as configuration, not as a manual reminder.
  5. Build a small test integration. Request only the documented fields, log request IDs and policy-relevant headers, and verify that errors fail closed instead of substituting scraped HTML.
  6. Review before launch. Confirm that your UI, mobile app, exports, analytics, backups and downstream partners all stay inside the approved rights.

Safe API client patterns when an endpoint is approved

Because Zillow does not publish one universal public endpoint for every applicant, do not invent a URL or assume that a credential works for a different API product. The following examples show a defensive client shape: provide the endpoint and credential issued in your agreement, request documented parameters only, and keep response handling subject to your license.

These snippets are intentionally endpoint-neutral. The current terms and your approval determine authentication, pagination, fields and rate limits. Never point them at Trulia’s consumer pages or undocumented network calls.

The published sources establish that access and use are restricted, but they do not provide a complete current feature, price or coverage comparison. Obtain those details from the provider before committing to an architecture.

Common failure modes and fixes

“I can load the page in a browser, so automation is allowed.”

Cause: A human-facing page is being confused with an integration license. Fix: stop automated collection and pursue an approved API or feed.

Credentials work in development but not production

Cause: The production domain, app or API component was not included in approval. Fix: ask the provider to approve the exact domain, environment and use case; do not rotate keys or disguise traffic.

Listings disappear or become stale

Cause: Your cache or retention policy exceeds the source agreement, or you lack a deletion/update process. Fix: implement the contracted refresh cadence, honor removals and keep only permitted fields.

A feed contains photos or contact data you cannot publish

Cause: Rights often differ by field and media type. Fix: filter restricted fields and obtain explicit permission before display or redistribution.

Requests are blocked or trigger CAPTCHA

Cause: You are automating a consumer site or exceeding an approved service’s limits. Fix: do not bypass the control. Contact the API owner, reduce documented request volume or change to an authorized feed.

Performance, reliability and cost planning

  • Use pagination and backoff exactly as documented by the approved provider; never parallelize requests to simulate bulk extraction.
  • Cache only when your agreement permits it, and attach an explicit expiry and deletion job to every cached record.
  • Record source timestamps and listing identifiers so corrections and removals can propagate.
  • Separate transient API failures from “no listing” responses; retry only safe, documented status codes.
  • Budget for onboarding, licensing and compliance review. The cited public pages do not state universal API pricing or rate limits.
  • Audit exports, backups and analytics pipelines because copying data into an uncontrolled system can violate retention or redistribution terms.

Does Trulia provide a public listings API anyone can call?

The published material does not establish an unrestricted public Trulia listings API. Zillow API access is described as approval-based, so confirm eligibility and scope directly with Zillow.

Can I use listing data internally without displaying it?

Not automatically. Internal storage, analytics and retention can still be regulated by the source agreement. Get written permission for the precise internal use.
