In 2026, published estimates range from thousands of pounds for defined UK packages to tens or hundreds of thousands of US dollars for larger builds with custom code, portals, or app features. These are provider-specific examples, not an industry average. To compare quotes, match the scope, location, currency, deliverables, schedule, and ongoing support—not just the headline price.
How much does custom website development cost?
Custom website development can mean anything from a tailored marketing site to a web application. The estimates below cover different scopes and markets, so they should not be treated as like-for-like prices or combined into a market average.

Progression Agency also lists hosting and maintenance at $100–$1,500 per month; the specific inclusions need to be confirmed. Terrier Agency lists a £250/month care plan and a ten-hour development retainer for £600/month. These are separate vendor terms and currencies, not directly comparable packages. AFIC TechNest suggests templates may be a better buy below roughly $8,000 for conventional requirements. That is the publisher’s guidance, not an independently established price threshold. No independent market-wide statistical study or average price is established by these examples.

What makes quotes differ?
Page count is only one part of the estimate. A site with a small number of pages can still require substantial work if it has complex user journeys, integrations, or custom behavior. Conversely, a larger brochure site may use repeatable layouts and established CMS features.
- Features and logic: portals, accounts, search, payments, dashboards, or application-like workflows generally require more specification and implementation than static marketing pages.
- Integrations: identify each external system, what data must pass between systems, and who configures and pays for third-party services.
- Content and migration: clarify who writes and supplies copy, images, and other assets, and whether existing content, URLs, and redirects must be migrated.
- Design and editing needs: custom page designs, reusable components, and CMS or editor requirements affect the work and the handoff.
- Quality assurance and launch: establish what will be tested, who approves release, and whether deployment, migration, or redirects are included.
- Support after launch: hosting, backups, monitoring, maintenance, content changes, and future feature development may be separate services.
Before seeking bids, describe the same requirements to each provider and ask them to state assumptions, exclusions, revision rounds, third-party charges, and rates for requested changes. A low headline quote is not comparable if it leaves out work another provider has included.

What does the development process include?
Agencies use different labels and divide responsibilities differently. A typical engagement moves through these stages, with approvals and client inputs agreed in advance.
- Discovery and strategy: define the audience, business goals, requirements, constraints, success measures, and what is outside the project.
- Information architecture and design: organize content and user journeys, then prepare page structures and visual direction for review. Set out who supplies copy, imagery, and other content.
- Development and integrations: build the agreed pages and features, configure the selected technology and CMS if applicable, and connect the required external systems.
- Testing and QA: review functionality and content, fix defects, and identify who signs off before release. Do not assume a particular accessibility or security standard is met unless it is specified and evidenced.
- Launch and handoff: plan deployment and, where needed, migration or redirects. Agree on access, documentation, and transfer of ownership.
- Post-launch support: define hosting, maintenance, backups, monitoring, small updates, and future development separately, including any limits on support.
For example, Clear Digital names its own six-phase process “Discovery, Strategy, Design, Build, Launch, and Optimize”; that is the agency’s branded methodology, not a universal standard. Its description is at Clear Digital’s process page.

Should you choose a builder, CMS, or custom build?
These are different routes, not a ladder every business must climb. TechRadar distinguishes website builders, CMS-based sites, and builds from scratch. Compare the route against actual requirements and the total cost of building and maintaining it. Custom code should be justified by needs that simpler approaches do not meet; the available provider guidance does not establish that every business needs it.
- Website builder: consider it when the site’s needs fit the available templates and built-in features, and you prefer a more packaged setup.
- CMS-based site: consider it when your team needs to manage and update content through a publishing system. The exact editing experience depends on the implementation.
- Custom-coded or application build: consider it when the required interactions, integrations, or workflows need tailored behavior beyond the simpler routes.
The route names alone do not settle the decision. Spell out what the site must do, who will maintain it, and which trade-offs matter before choosing.

What should you compare before hiring?
Request proposals against a shared brief. Then compare what each provider commits to deliver and what remains your responsibility.
- A written scope covering deliverables, assumptions, exclusions, and how change requests are handled.
- Comparable work for similar requirements, with a clear explanation of the provider’s role.
- The project sequence, decision-makers, client responsibilities, review rounds, and approval gates.
- The proposed technology and integrations, including responsibility for configuring and paying for third-party services.
- Testing, launch, migration or redirects, handoff, and ownership terms.
- Pricing and limits for hosting, maintenance, backups, security monitoring, content changes, and future feature work.
- A schedule that identifies dependencies—especially when client content and feedback are needed.
Prices and schedules in provider pages are useful planning examples, not controlled comparisons of agency performance. Geography, currency, scope, and included services differ, so a proposal should be judged against your own requirements and the contract’s actual terms.
